JOB DESCRIPTION VICE PRESIDENT OF CONSTRUCTION AND DEVELOPMENT  PROJECT / PRACTICE RELATED COMPETENCIES Integrated Development Group and its affiliates develop, design, construct and operate luxury senior living projects with a primary focus on continuing care retirement communities in the continental United States.  The Vice President of Construction and Development is a seasoned owner's representative, whose role is to plan, execute, and complete projects according to strict deadlines and within budget. This includes acquiring resources and coordinating the efforts of team members and third-party contractors and consultants in order to develop project plans and deliver projects according to plan. Extensive experience as an owner's representative is required, including solid demonstrable performance and hands on experience in the field.  The Vice President of Construction and Development will also have a major role in defining the project's objectives and will oversee quality control and construction throughout project life cycle.   ORGANIZATION RESPONSIBILITIES Primary responsibilities will focus on managing daily construction activities of owner's multiple projects and providing construction related information for owner's long range development project strategic planning and performance.Defines project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders.Develops full-scale project plans and associated communications documents.Drafts and submits budget proposals, and recommends subsequent budget changes where necessary.Determines and assesses need for additional staff and / or consultants and makes the appropriate recruitments if necessary during project cycle.Sets and continually manages project expectations with team members and other stakeholders.Delegates tasks and responsibilities to appropriate personnel.Identifies and manages project dependencies and critical path.Plans, schedules and tracks project timelines and milestones using appropriate tools, including Microsoft Project, Timberline and Excel.Develops and delivers progress reports, proposals, requirements documentation, and presentations.Proactively manages changes in project scope, identifies potential crises, and devises contingency plans.Defines project success criteria and disseminates them to involved parties throughout project life cycle.Conducts effective performance evaluations and mentors and trains those with less experience through formal channels.Encourages more junior co-workers to take responsibility for their development within the company.Effectively applies IDG's methodology and enforces project standards.Minimizes exposure and risk on project.Ensures project documents are well drafted, complete, current, and stored appropriately.Manages construction draw processes, including escrow requirements, reviewing pay applications, sworn statements and lien waivers.Maintains tidy, safe and well groomed job site, in furtherance of IDG brand and with respect for neighbors and municipality where project is located. CAREER PATH CORE COMPETENCIES Construction Schedules the project in logical steps and budgets time required to meet deadlines.Determines labor requirements and directs and supervises general contractor and subcontractors at construction sites.Inspects and reviews projects to monitor compliance with building and safety codes, and other regulations.Interprets and explains plans and contract terms to administrative staff, workers, third party professionals (e.g. architects, contractors and attorneys) and clients, on behalf of the owner or developer.Prepares contracts and negotiates revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and contractors.Obtains all necessary permits and licenses.Studies job specifications to determine appropriate construction methods.Takes actions to deal with the results of delays, bad weather, or emergencies at construction site.Plans, organizes, and directs activities concerned with the construction and maintenance of structures, facilities, and systems.Evaluates construction methods and determines cost-effectiveness of plans, using computers. Development Leads project scoping and cost estimating and integrates with other IDG team members in preparing proposals and bids.Effectively conveys IDG's message in both written and verbal business directives and project reports.Attends municipal meetings and hearings related to obtaining entitlements (e.g. zoning and design approvals). Financial Management Understands basic revenue models, P / L, and cost-to-completion projections and makes decisions accordingly.Understands billing procedures and bill rates.Accurately forecasts construction costs and timelines.Manages project for on time and on budget delivery. Communication Facilitates team and client meetings effectively.Holds regular status meetings with project team.Keeps project team well informed of changes within the organization and general corporate news.Effectively communicates relevant project information for superiors and partners.Delivers engaging, informative, well-organized presentations.Resolves and / or escalates issues in a timely fashion.Understands how to communicate difficult / sensitive information tactfully. Technical Understanding and Knowledge Requirements Building and Construction - Deep working knowledge of materials, methods, and the tools involved in the construction, maintenance and repair of continuing care retirement communities, houses, townhomes, mid-rise and high-rise buildings, and other structures and infrastructure such as roads and utility systems.Design - Deep working knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, drawings, and models related to the large scale development of real estate and related improvements used for single family, multi-family, hospitality, health care and commercial uses.Administration and Management - Working knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique and coordination of people and resources.Customer and Personal Service - Working knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.Critical Thinking - Uses logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.Writing - Communicates effectively in writing as appropriate for the needs of the audience.Judgment and Decision Making - Considering the relative costs and benefits of potential actions to choose the most appropriate one. Education and Experience BS in construction related field of study such as engineering or construction management required, and Master's degree preferred.Minimum of 15 years experience working in major role on development and construction projects with individual project value of $100+ million, including role of owner's representative; senior living project and direct construction experience preferred.
