To be considered the successful applicant must have: ? Verifiable experience in high end residential renovation and new construction. ? Ability to present him/her in a clean, respectable well groomed manner. ? Strong English verbal and written skills that convey clear, articulate and complete information in a combination of emails, forms, daily reports or notes. ? Have verifiable documentation to work legally in the USA. Clean criminal and driving records. All documentation will be verified. ? Ability to read architectural plans, structural documents, sketch diagrams and installation manuals. ? Provide a reliable means of transport to shuttle between multiple job sites near West Los Angeles, occasionally delivering small, light construction materials. ? Take direction without deviation from what has been asked and what has been explained often in a high stress, fast paced environment. ? An inventory of reliable tools and the ability to use them safely for light carpentry, minimal finish work and light demolition. ? Experience using a site laptop to send emails and maintain light paperwork. ? A work ethic that includes being able to maintain a clean, safe and orderly job site. ? A well organized work ethic, level disposition in handling difficult situations and polite manner in speaking and representing the company. Ensures quality assurance and customer satisfaction are maintained throughout the construction process. Assists the Superintendent with the scheduling and coordination of subcontractors. Essential Job Functions: Coordinates the construction and completion of quality houses within desired time frames and standards set by the Company and the Project Manager. Maintains inventory in a condition presentable to potential customers and within the acceptable standards of the Company Schedules and monitors subcontractors in the construction of houses, primarily after drywall of house. Informs and trains sub-contractors regarding Company policies and procedures, including safety and OSHA compliance, and SWAPP and ADEQ compliance Implements company policies, procedures, principles and completes paperwork required by the Company. Directs Detail Punch and Laborers as necessary. Interacts with local municipalities to obtain all required inspections that conform to the master plan approvals. Conducts the homeowner orientations, expedites completion of homeowner orientation letter items and orientation repair items within the desired time frames set by the Superintendent and Company. Analyzes and understands local and national building codes and is able to manage projects within those stated standards. Analyzes and understands the manufacturers' recommendations of the use and application of building products and is able to manage the use of the product. Other Responsibilities: Expedite emergency repairs Safeguard the job site from hazardous situations and material (per SWPPP). Secure the Company's property and protect it from theft, vandalism and damage Works as a team member with Sales, Purchasing and Warranty to ensure the quality of the total home buying experience and that the Company's objectives are met. Scope: Contributes through independent work at the subdivision level. Coordinates multiple employees (no direct supervision authority). Coordinates and directs business partners. Minimum Requirements: Education: High School Graduate with additional training in a technical school and/or through an apprenticeship program in one or more of the building trades. Experience: Two -- Five years of previous residential or commercial construction experience preferred. Skill in: Thorough knowledge of reading and interpreting blueprints preferred. Basic knowledge of math and geometry required. Must have understanding of the technical aspects of construction. Excellent organizational skills. Good interpersonal and communication skills. Ability to manage multiple priorities and deadlines. Must be able to maintain a professional appearance at all times. Bi-lingual in Spanish is helpful
