Conceptual Estimator / Senior Estimator - (Preconstruction) Atlanta McKenney's Inc. Will have primary responsibility to develop conceptual budgets, estimates and proposals for a wide range of mechanical and plumbing projects as assigned by developing strategies that are in accordance with company objectives and goals. Working in a team environment, the Conceptual Estimator will utilize all available resources in Preconstruction to assure accurate plumbing, HVAC, and sheet metal estimates. Improving the estimating tools, interfacing with computer systems, and leading change within preconstruction processes will also be required. JOB FUNCTIONS Developing complete and accurate conceptual budgets based solely on a written narrative and/or concept with only a building outline to use. This includes have schematic design capabilities. Developing complete and accurate schematic and design development budgets with minimal information. Coordinate total estimating effort relevant to a bid/project Developing overall project schedules from conceptual ideas. Creating detailed scope letters to communicate to our customers our scope, budget and schedule. Review design options, develop comparative estimates and recommend best solution based on cost, engineering quality, and sustainability. Clearly communicate, reconcile and sell differences that occur between the various budget phases. Perform material and labor take-offs when necessary. Call on vendors for material and subcontractor bids or budget recommendations. Help secure work through preparation for and performance during pre-award project interviews. Become familiar with FastPipe and Quote Express software. Use existing estimating tools and prepare estimates. Use computer skills to facilitate improvement of estimating systems and selection of software. Develop and support budgeting tools for different building types and systems. Develop and support our conceptual estimating process and teach this skill. Explore and create new innovative processes and technologies for continuous improvements. Keep budgets in a format that helps convert them into tools for operations to manage the construction process. Life cycle cost estimating ability. Follow-up on active quotes and sell the work. QUALIFICATIONS REQUIRED B.S in Mechanical Engineering, Construction Management or equivalent work experience. 7-10 years of preconstruction and/or operations experience on commercial/institutional construction projects. Expert in mechanical systems and the costs of these systems. Overall knowledge of the mechanical industry. Experience with collaborating with the architectural, structural and electrical industries. Ability to build relationships in the architectural, engineering and general contracting industries to help find & negotiate work. Must be a self-starter, with ability to work well as part of a team and independently. Ability to use time productively, maximize efficiency, and meets challenging work goals. Ability to maintain attention to detail while completing multiple or repetitive tasks Able to demonstrate accuracy and quality while meeting goals or deadlines Must have basic PC experience in Windows environments, working knowledge of Microsoft Office (Word, Excel, and Outlook) Ability to interact with CRM system. PREFERRED PE License Experience with mechanical estimating software. Experience in project management. Experience with ESTCAD, FastPipe, and Quote Express software. Experience with CRM.
