Job Title: Rehab Construction Superintendent Company: Company Confidential Location: Monticello, KY Description: Rehab Construction Superintendent – Monticello, KY 42633 MULTI FAMILY REHABILITATION EXPERIENCE REQUIRED!Woda Construction, Inc. a central Ohio based construction company is looking for a top notch site superintendent to manage the day to day operations of Multi-Family Rehabilitation Project in the following cities: Monticello, Kentucky. We are looking for a qualified Superintendent who has experience managing and scheduling the day to day operations of an “In-place Tenant” rehab including but not limited to all subcontractors, inspections, deliveries, tenant placement and be able to report project status to the company officials on a regular basis.  Special Requirements·         Knowledge of Federal, State, County and City statutes, codes, ordinances and regulations pertaining to housing rehabilitation and community development programs. ·         Knowledge of building construction methods and practices, including minimum housing, building, zoning and related codes and regulations. ·         Knowledge of the methods, practices, tools and equipment used in the electrical, plumbing, carpentry, air conditioning, roofing and other trades involved in the maintenance and repair of buildings. ·         Knowledge of applicable City and State Fire and Safety Codes and similar requirements. ·         Ability to determine defects and faults in electrical, plumbing and mechanical systems and provide guidance to make required corrections. ·         Ability to analyze and prioritize repairs required to meet Rehabilitation Program standards, including making estimates of materials, labor and other rehabilitation costs, to arrive at valid recommendations and plans of action. ·         Ability to inspect rehabilitation work in progress and enforce modifications required to ensure its compliance with work specifications, building codes and standard building practices. ·         Ability to prepare, interpret and work from blue prints, sketches, diagrams, technical orders, manufacturer’s manuals and specifications. ·         Ability to mediate disputes between contractors and property owners. ·         Ability to communicate effectively and clearly, both orally and in writing. ·         Ability to establish and maintain good working relationships within the Housing and Community Development Department, with other City departments, Federal, State and County agencies, property owners, consultants, contractors and the public.  MINIMUM REQUIREMENTS:Superintendent must have a minimum 10-15 years experience AS a superintendent or Project Manager on projects with multiple trades and subcontractors. Must be capable of creating and managing schedules, tracking material releases, managing vendors, and sub contractors from conception through completion. Must have strong verbal and written skills with the ability to maintain excellent relationships with inspectors, city officials, architects and owners.Must have extensive, proven expertise in Blueprint and Spec. book reading, Interpretation, and Implementing all work involved in the project.Must have a proven track record of safety in conjunction with all OSHA requirements and guidelines.Experience with US Army Corps of Engineers, Rural Development or HUD projects a plus. Must be Computer literate; Excel, Word, Outlook, Microsoft Project a plus.Valid Construction Quality Management (QC) certificate by the Army Corp of Engineers. We are looking for a qualified Superintendent who has experience managing and scheduling subcontractors, inspections and be able to report project status to the company officials on a regular basis.  Superintendent must have a minimum 15 years experience AS a superintendent/Project Manager on projects with multiple trades/subcontractors. Must have extensive trade skill experience in all aspects of land/site development and construction work.Must be highly skilled and have extensive proven experience in all building and site layout work.Must be capable of creating and managing schedules, tracking material releases, managing vendors, and sub contractors from conception through completion. Must have strong verbal and written skills with the ability to maintain excellent relationships with inspectors, city officials, architects and owners.Must have ability to build new construction projects and buildings up "out of the ground"Must have extensive, proven expertise in Blueprint and Spec. book reading, Interpretation, and Implementing all work involved in the project.Must have a proven track record of safety in conjunction with all OSHA requirements and guidelines.Experience with US Army Corps of Engineers, Rural Development or HUD projects a plus.
