Superintendent - Multi Family

Come join our growing team here at MSR Communities. We are looking for a Superintendent who has experience managing multi-family unit builds.

Our ideal candidate has seven to ten years of experience managing mid-rise, multifamily construction projects.

1. Field Leadership & Schedule Execution

  • Manage all day-to-day field operations, including oversight of subcontractors and vendors.
  • Lead the project according to the construction schedule and ensure milestone adherence.
  • Coordinate sequencing of trades to maximize efficiency and minimize rework.

2. Quality Control & Inspections

  • Enforce company QA/QC standards; conduct regular inspections of framing, MEP rough-ins, waterproofing, fire stopping, etc.
  • Prepare punch lists for all critical path items and ensure completion to spec.
  • Review shop drawings and submittals to confirm alignment with field conditions.

3. Safety Management

  • Enforce company safety program; conduct daily jobsite safety walks and weekly safety meetings.
  • Maintain OSHA compliance and lead investigations for any jobsite incidents.

4. Coordination with Project Team

  • Collaborate closely with the Project Manager, Technical PM, and Director of Construction.
  • Participate in weekly OAC (Owner-Architect-Contractor) meetings and provide field updates.
  • Work with engineers and city inspectors to resolve field conflicts quickly.

5. Subcontractor Management

  • Direct, schedule, and hold accountable all trade partners on site.
  • Review scopes of work and identify trade gaps or overlaps early.
  • Track manpower loading per trade and raise concerns for schedule risks.

6. Material & Logistics Oversight

  • Coordinate delivery of long-lead materials; maintain laydown and staging plans.
  • Monitor and verify proper storage and protection of materials on site.
  • Plan crane usage, hoisting operations, and podium-level access logistics.

7. Documentation & Reporting

  • Maintain daily job logs including weather, work performed, inspections, deliveries, and manpower.
  • Ensure Procore (or other project management software) is kept up to date with photos, RFIs, observations, and checklists.
  • Track as-built conditions and participate in closeout documentation.

 Requirements:

  • Minimum 7–10 years of superintendent experience in multifamily mid-rise construction.
  • Proven experience managing Type III or V over Type I podium construction.
  • Strong working knowledge of Washington State building codes, fire codes, ADA, and city-specific inspection processes.
  • OSHA 30 Certification .
  • Proficient in Procore, Bluebeam, and Microsoft Project or equivalent scheduling tools.
  • Excellent communication and leadership skills with a strong field presence.
