Functional Job Summary:

Building Engineers within the Building Operations Department will be responsible for performing preventative maintenance and repair work orders of building components including but not limited to plumbing, electrical, HVAC, boilers, painting, chemical treatments, locks, keys & door hardware, and building automation systems. Building Engineers will also be responsible for completing walk throughs with vendors and inspectors as needed.

Principal Duties & Responsibilities:

25% Monitor and operate HVAC and lighting control systems.

15% Routinely inspect, troubleshoot, and identify maintenance issues.

15% Respond and resolve tenant service requests in a timely manner.

15% Assists with assigned preventative maintenance and repair work orders in a timely manner.

10% Perform maintenance and repairs and adjustments on commercial lock and door hardware.

10% Perform commercial domestic plumbing repairs.

5% Basic Project Management; working with vendors, obtaining proposals.

5% Maintain shop and key room organization and cleanliness.

Other related duties as assigned by the Supervisor and Manager of Building Operations.

Knowledge, Skills, and Abilities:

  • Intermediate understanding of concepts including building automation systems, electrical systems, controls, condensing boilers, rooftop HVAC, variable air volume systems, chemical treatment, emergency generator equipment, plumbing, transfer switches, and life safety systems.
  • Intermediate experience with hand tools, power tools, and/or equipment of building trades.
  • Proficiency and up to date knowledge of common PC CMMS software and Building Management Software (BMS).
  • Basic understanding of Microsoft Office.

Job Specifications :

  • Required education: High school diploma or equivalent.
  • Preferred education: AA degree.
  • Required experience: Minimum 4-7 years as a Building Engineer or equivalent industry.
  • Preferred experience: Related work with intermediate carpentry, commercial HVAC, plumbing, and electrical systems knowledge.
  • Preferred professional licensure or certification: OSHA 10 or 30, Abatement & CPR/First Aid Certification, EPA/Refrigerant Certification, BOC I & II Building Operators Certification, LME License or 3,000 hours towards LBME (Limited Building Maintenance Electrician).
  • Must be able to work after hours/weekends as required. On call approx. every 5 weeks.

Location:

Employees in this role are required to be available to work in the office when business needs arise or on a hybrid basis, or they are required to be in a specific geography. Because of this requirement, the salary range may reflect a geographic differential based on location. Leaders should reach out to their HR Business Partner prior to posting or placing an employee in this role.

Travel Requirements:

Regular travel may be required. (Tanasbourne property locations)

Physical Requirements:

  • Ability to walk property, often bending, kneeling, climbing difficult stairs and ladders.
  • Work in various environments and confined spaces, as required.
  • Must have the ability to lift, carry, push or pull up to 50 pounds as needed using proper body mechanics and/or available equipment.
  • Ability to work comfortably from heights and on elevated platforms.

  • Eligibility to participate in an incentive program is subject to the rules governing the program and plan. Any award depends on a variety of factors including individual and organizational performance.

Salary Range:

25.96 - 38.10
