About the Role
The Superintendent plays a crucial role in ensuring the smooth operation and maintenance of a residential housing facility designed to support formerly homeless individuals and extremely low-income tenants. This live-in position requires the ongoing upkeep of building systems, including HVAC, plumbing, electrical, and elevators, while ensuring a clean, safe, and habitable environment for all residents.
This 135-unit building is part of an innovative program that utilizes surplus shelter income to subsidize affordable housing. The Superintendent will be responsible for ongoing maintenance, emergency repairs, cleanliness, and regulatory compliance, while also collaborating with property management and social services staff.
Job Responsibilities
- Oversee and manage the daily operations of building systems, including boiler, HVAC, plumbing, electrical, and elevator. Supervise assigned staff.
- Conduct regular inspections of the facility to identify and address maintenance needs before they escalate.
- Respond promptly to emergency maintenance requests from residents.
- Supervise and coordinate external contractors and vendors for specialized repairs and services.
- Maintain cleanliness standards throughout the building, ensuring common areas and exterior spaces are properly maintained. Painting of facility.
- Ensure compliance with NYC Department of Housing Preservation and Development (HPD) regulations and building codes.
- Keep accurate records of equipment inventory, maintenance activities, inspections, and repairs, and report significant issues to management.
- Work closely with property management and social services teams to support residents' housing stability.
- Provide emergency first aid/CPR and/or NARCAN assistance when needed.
- Related duties as assigned.
Hours:
Full-time 37.5 per week
- Monday-Friday 8am-4:30pm
Minimum Qualifications
- High school diploma or equivalent.
- 3+ years of experience in residential building maintenance or a related field.
- Strong knowledge of HVAC, plumbing, electrical, and elevator systems.
- Ability to perform basic repairs and oversee maintenance.
- Willingness to live on-site and be available for on-call emergencies.
Preferred Qualifications
- Certification in building maintenance, facilities management, or trade licenses.
- Experience in a supervisory role within a residential housing setting.
- Familiarity with NYC building codes, HPD regulations, and safety compliance standards.
- Valid NYS Driver's license.
- FDNY Certificates of Fitness, OSHA 30-hour certification, or EPA Lead-Safe certification (preferred).
Skills & Competencies
- Technical Expertise: Hands-on knowledge of building systems (HVAC, plumbing, electrical, and elevators) to ensure efficient operation.
- Problem-Solving: Ability to troubleshoot and resolve maintenance issues quickly and effectively.
- Organizational Skills: Maintain detailed records and coordinate maintenance schedules to prevent disruptions.
- Communication: Ability to interact professionally with residents, property management, and vendors to address concerns and provide updates.
- Attention to Detail: Conduct thorough inspections to prevent safety hazards and maintain compliance
- Vaccination preferred but not required.
