GENERAL PURPOSE OF JOB: Operation and maintenance of power, heat and cooling systems in the hospital. ESSENTIAL DUTIES AND RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Maintains utmost level of confidentiality at all times. Adheres to hospital policies and procedures. Demonstrates business practices and personal actions that are ethical and adhere to corporate compliance and integrity guidelines. Fires boilers and controls generation of a continuous supply of heating hospital buildings, for supplying power to machinery and auxiliary equipment and for laundries and sterilizing equipment as needed. Maintains chillers, cooling tower and controls generation of a continuous supply of chilled water for cooling the hospital as needed. Tours boiler room and air handler units rooms to observe operating equipment meters and gauges to insure the operation is in accord with specified instructions as needed. Adjusts equipment controls to correct malfunctions when indicated by observation or in response to a signal light as needed. Records in a log book meters, gauges, readings and repair work performed. Using specified chemicals periodically tests and treats the boiler water and cooling tower. Performs minor repairs such as replacing worn gaskets, tightening joints and replacing defective meters. Cleans the insides of the boilers and chillers as needed. Performs other such duties as keeping boiler room clean and painted. Assembles and maintains small equipment such as furniture, lawn mowers, etc. as needed Practices preventative maintenance as outlined in department PM program Maintains records and logs on all boilers and chillers Preventative maintenance program: There is cleaning, inspection, adjustments, lubrication and documentation to be made on all hospital equipment assigned to maintenance. Using the master schedule this work is done: weekly, monthly, quarterly, semi-annually and annually. EDUCATION AND/OR EXPERIENCE: High School, vocational or trade school graduate. Knowledge in boiler and chiller operations with some knowledge of plumbing, electrical skills and be able to interpret technical manuals and blueprints. Until all children are well.
