Job Summary

Residential Assistant Project Manager

Our client, a well-established construction company located in Denver, PA, is seeking a motivated and detail-oriented Residential Assistant Project Manager to support the planning and execution of custom residential construction projects. The ideal candidate is eager to grow into a Project Manager role and brings a strong foundation in residential construction methods, organizational skills, and a customer-focused attitude.

Key Responsibilities

Client Relations & Preconstruction:

Make Customer Satisfaction and Safety your top priorities.

Assist project managers in coordinating client meetings and reviewing project scope and objectives.

Help develop project budgets and support financial feasibility assessments.

Support in generating scopes of work, sample product research, and conceptual drawings using tools like Bluebeam.

Assist with permit applications and submissions.

Gather and organize subcontractor and vendor proposals; assist in de-scoping efforts.

Develop estimating spreadsheets using Microsoft Excel.

Draft proposals for projects using Microsoft Word.

Assist customers with selections and coordinate preconstruction product sampling.

Bidding & Contracts:

Attend sales and subcontractor meetings as needed to gain experience.

Help coordinate subcontractor site visits and walkthroughs.

Assist in the preparation and release of long-lead material orders.

Support in drafting and distributing project documentation including proposals and contracts.

Permitting & Mobilization:

Complete and submit building permit applications.

Assist in Bluebeam edits for customer visuals and documentation.

Create and distribute project milestone schedules using Microsoft Project.

Prep project folders and documentation for the project foreman.

Coordinate subcontractor walkthroughs and attend pre-construction meetings.

Construction Management:

Conduct weekly site check-ins and update schedules based on field progress.

Adjust master project schedules per foreman 3-week updates.

Communicate regularly with project managers to relay site conditions and updates.

Support communication with subcontractors, field staff, and clients as directed.

Assist in developing change orders and maintain documentation for customer distribution.

Administrative & Financial Oversight:

Code receipts, purchase orders, and invoices as directed by the project manager.

Collaborate with the team on budget tracking and project financials.

Participate in job costing reviews and assist with profitability assessments.

Project Close-Out:

Help gather close-out documentation and warranty packets.

Attend final customer walk-throughs and assist in creating punch lists.

Support project completion tasks and follow-up to ensure client satisfaction.

Qualifications

Basic knowledge of residential construction practices and project lifecycles.

Strong desire to grow into a Project Manager role through hands-on experience.

Proficient in Microsoft Office (Excel, Project, Word) and comfortable learning tools like Bluebeam.

Excellent communication, organization, and time management skills.

Ability to multitask and manage shifting priorities in a dynamic environment.

Eagerness to work collaboratively with a team and learn from experienced mentors.
