Trades Spec III/ HVAC Tech (HVAC/EMST II), Minimum Salary: $54,165 per year, USCA Facilities Administration
Performs preventive and corrective maintenance on mechanical, electrical & HVAC equipment. Performs general maintenance as required to include, but not limited to, electrical, plumbing, HVAC and general maintenance. Assists physical plant director with daily operation, utility management, and work management on campus. Knowledge of & ability to use tools, equipment & materials used in general building maintenance & construction. Knowledge of & ability to use techniques, methods & practices in trades field. Must be able to read & interpret blueprints, various wiring diagrams & schematics. Strong technical abilities & troubleshooting skills. Knowledge of techniques, methods, requirements and practices for maintaining buildings and grounds, repairing systems and equipment and managing energy assets. Ability to communicate effectively orally and in writing. Ability to manage fiscal resources. Ability to manage contractors and co-workers as well as direct work and manage work load of others. Minimum Requirements: Job related accreditation from a technical school or an applicable skilled trades program and 4 or more years of job related experience, which may be substituted by an equivalent combination of job related certification, training, education, and/or experience. Assists with the energy management system, including repair/replacement of controllers, actuator motors, thermisters, pressure transmitters and other related equipment. Also help with repair/replacement of motor drives (VFD'S).
Essential Function Yes Percentage of Time 10 Job Duty
Performs preventive maintenance on equipment including replacing air filters, replacing belts, cleaning coils, rebuilding pumps, cleaning cooling towers, servicing hot water heaters, servicing VAVs, thermostats, exhaust fan, etc. in accordance with manufacturers recommendations. Should perform basis troubleshooting techniques on HVAC systems including capacitors, compressors, motors, refrigerant, etc.

Performs preventive maintenance on equipment individually and overseeing and documents contractors performance on air handlers, chillers, boilers, ERVs, exhaust hoods, and other systems.

Performs corrective/ preventive maintenance on motors, fire alarm systems, lights, appliances, generators & other electrical equipment. Isolates, troubleshoots & repairs electrical system problems. Performs regular walkdown of equipment to ensure proper operation and reports any adverse conditions.

Maintains plumbing inventory. Installs plumbing systems & repairs/modifies existing systems. Eliminates leaks by repacking/replacing faulty valves, fittings, pipe sections. Installs/repairs lavatories, toilets.
