JOB SUMMARY
The Maintenance Mechanic is responsible for performing skilled maintenance and repair services in support of Uniland Maintenance Company, Inc., and the Property Management Department. This role ensures safe, functional, and well-maintained properties across Uniland’s portflio and third-party managed properties, by responding to service requests, completing scheduled preventive maintenance, and addressing emergencies promptly. The Maintenance Mechanic plays a key role in maintaining building systems, supporting tenant satisfaction, and representing Uniland through professionalism, technical expertise, and a strong commitment to quality service.
ESSENTIAL FUNCTIONS
- Responds promptly to all maintenance requests, including emergency, routine, curative, and preventive work orders in a professional and thorough manner.
- Travels between properties to perform skilled maintenance and repairs across a variety of building systems, including HVAC, plumbing, electrical, and general facility upkeep.
- Diagnoses and resolves maintenance issues effectively, ensuring repairs are completed efficiently with minimum disruption to tenants and business operations.
- Maintains a clean and safe work environment, including full cleanup of work areas after each job, while adhering to all safety procedures, regulations, and company policies.
- Observes property conditions during site visits and proactively reports or initiates service requests for any issues or improvements opportunities.
- Communicates professionally and courteously with tenants, vendors, and internal teams, maintaining confidentiality and upholding Uniland’s commitment to high-quality service.
- Accurately completes work orders, documentation, and required reporting, including timecards, service logs, and related reports.
- Participates in after-hours on-call coverage and responds to emergency calls according to department protocols.
- Operates company vehicles in compliance with traffic laws and company policy; ensures vehicles remain clean, organized, and road-ready condition.
- Properly uses, secures, and maintains company tools, equipment, and stock supplies, promptly reporting any repair or replacement needs.
OTHER DUTIES
- Actively participates in and contributes to any/all initiatives when requested and/or required.
- Engages in ongoing training and development to stay current with building systems, codes, and industry best practices.
- Supports overall property condition by assisting with inspections, preparing vacant units for occupancy, and coordinating with the Property Management and Sales teams.
- Purchases maintenance supplies as needed, following company procedures and ensuring accurate documentation of costs.
EDUCATION & EXPERIENCE
- High School Diploma or general education degree required.
- A minimum of three years of experience in general building maintenance or a related skilled trade (e.g., HVAC, plumbing, electrical).
- Experience working in commercial, multi-tenant or property management environments preferred.
- Valid driver's license with a clean driving record required.
KNOWLEDGE, SKILLS & ABILITIES
- Strong working knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and general repair.
- Strong understanding of safety standards, building codes, and best practices for facility maintenance.
- Familiarity with preventive maintenance software systems; experience with platforms like Yardi is preferred.
- Basic proficiency with computers and mobile devices for managing work orders, timekeeping, and communication.
- Proficient in safely operating hand tools, power tools, diagnostic equipment, and general maintenance supplies.
- Strong troubleshooting skills with the ability to diagnose issues and implement practical, cost-effective solutions.
- Strong communication and interpersonal skills, with a focus on customer service.
- Effective time management and organizational skills, with the ability to prioritize tasks in a dynamic work environment.
- Ability to perform work across a variety of property types, including office, industrial, retail, and residential spaces.
- Ability to accurately document work performed, complete reports, and follow both written and verbal instructions.
- Capable of working independently and managing responsibilities across multiple locations with minimal supervision.
- Demonstrates initiative, reliability, and a strong commitment to maintaining clean, safe, and fully operational properties.
- Maintains confidentiality and represents the company with integrity and professionalism.
- Willingness to work flexible hours and respond to emergency calls as part of an on-call rotation.
