Construction Project Manager I - University Housing University Housing Facilities Planning

University Housing Facilities include maintenance, facility planning, engineering, interior design and building service.

Job Summary

A member of the University Housing Planning office, performs duties involved in the design, planning and construction of new buildings, remodeling projects, and maintenance repair work. Projects include work of an architectural and/or engineering nature and can range in scope from minor repair projects to extremely complex renovation and new construction projects. All University Housing staff will engage and contribute to a culture of diversity, equity, and inclusion within University Housing.

Duties & Responsibilities
  • Responsible for budgeting, designing, estimating, scheduling, and managing architectural and/or MEP construction projects and repair work, as well as other facilities issues in connection with architectural and/or MEP systems from conceptualization though completion, in University Housing facilities.
  • Serve as the main point of contact and lead in the interface with University project managers, project coordinator, other University Housing Facilities Planning staff, project architects and engineers to provide pertinent technical information for consideration and/or inclusion in final design plans
  • Prepare, or assist in the preparation of, architectural and/or MEP drawings and specifications for construction documents, bids, addenda, and change orders, and as requested, review and provide feedback on plans and specifications provided by Facilities and Services staff.
  • Inspect, analyze, survey, troubleshoot and recommend design solutions related to general building construction, plumbing, fire protection, heating, ventilation, air conditioning, electrical systems and structural work within University Housing structures and onsite general building conditions and MEP utilities.
  • Review and verify architectural and/or MEP drawings, specifications and equipment for new construction and renovations to ensure consistency throughout all construction documents.
  • Monitors schedule, observation of construction, and reports on progress and budget in connection to architectural and/ or MEP engineering design and construction for new buildings and remodeling of existing buildings. Evaluate and reports to Housing stakeholders comprehensive project plans/ designs, and progress updates on architectural and/or MEP engineering components of University Housing projects.
  • Review and verify the accuracy of project shop drawings in relation to conformance with contract documents and design intent of projects. Ensure the installation, inspection, and testing of general construction materials and/or MEP equipment and fixtures meet construction document requirements, and provide end of project punch list as needed.
  • Ensure all proposed new and renovated facilities meet building codes, regulations and other legal requirements related to architectural and/or MEP systems.
  • Participates in review of Housing facilities and the development of Housing Long Range Facilities Master Plan.
  • Performs other related duties as assigned.
Minimum Qualifications
  • Bachelors degree in engineering, construction management, architecture, or a closely related field.
  • Three (3) years of commercial construction management experience.
  • Demonstrated experience managing construction projects from design through completion.
  • NOTE: Masters Degree in an area consistent with the duties of the position may be substituted for one (1) year of work experience.
Preferred Qualifications
  • Masters degree in Architecture, Mechanical Engineering, or Electrical Engineering.
  • Three (3) years knowledge in the application of Architectural or MEP disciplines such as: AIA, ASHRAE Commissioning, Process Management (CPMP), ASHRAE Building Energy Assessment Professional (BEAP), and USGBC LEED APBD+C.
  • A working knowledge of AutoCAD, Microsoft Office, Excel, and Microsoft Project (or similar) software.
    Extensive working knowledge of architectural, mechanical, electrical, and plumbing systems engineering within university housing facilities.
  • Working knowledge of current State of Illinois Building, Life Safety, Accessibility, Mechanical, Plumbing, Electrical and Fire Protection codes.
  • Knowledge of information technology data and wireless communication principles, practices, and distribution systems within buildings.
  • Knowledge of Building Information Management (BIM) processes.
  • Knowledge of USGBC LEED requirements for Fundamental and Enhanced Commissioning, Optimizing Energy
  • Performance, Refrigeration Management, Building Energy Metering, and Renewable Energy Solutions.
Knowledge, Skills and Abilities

Job Summary

  • Assists with coordinating with Housing Maintenance to develop a deferred maintenance plan. Responsible for annual campus space survey verification for all Housing Facilities, along with coordination of space usage changes and building modifications as projects are completed.
  • Responsible for coordinating updates to Housing TMA space reservation, Housing intranet building floor plan updates, and Housing Information Office floor plans and resident information.
  • Responsible for verification with Planning staff that all project documents have been collected, distributed to building staff, and archived electronically and in the Facilities plan room.
  • Involved in special projects or assignments such as the preparation of reports and surveys, product research and investigation of specific facility planning problems related to University Housing.
  • Serve on committees to hire Professional Services Consultants as needed. Performs other related duties as assigned.

Appointment Information

This is a 100% full-time Civil Service 5012 - Construction Project Manager position, appointed on a 12-month basis. The expected start date is as soon as possible after the close of the search. Sponsorship for work authorization is not available for this position.

This is a multi-level search, the budgeted salary range for the Construction ProjectManager I position is $90,000 to $92,000 and the budgeted salary range for the ConstructionProject Manager II position is $98,100 to $100,280.
