We are seeking a reliable and skilled Painter/Make Ready Technician to join our team and contribute to the overall appearance, functionality, and readiness of our apartment homes.

Position Summary:

The Painter/Make Ready Technician plays a critical role in preparing apartment units for new residents by completing painting and general maintenance tasks. This individual ensures vacant units are clean, well-maintained, and move-in ready, contributing directly to resident satisfaction and property value.

Key Responsibilities:

Painting Duties:

  • Prepare interior surfaces by patching, caulking, sanding, and priming walls, ceilings, and trim.

  • Apply paint, stain, or other finishes to various surfaces using brushes, rollers, and sprayers.

  • Calculate and estimate quantities of materials needed for each job.

  • Maintain clean and organized painting tools and supplies.



Make Ready Duties:
  • Assist in preparing vacant units for new residents, including minor repairs such as:

    • Basic plumbing and electrical work

    • Sheetrock patching

    • Hardware replacement

    • Appliance touch-ups or repairs

  • Complete assigned work orders efficiently and to company standards.

  • Maintain cleanliness of common areas, grounds, model units, and shop/storage areas.

  • Perform basic preventative maintenance tasks as needed.

  • Report maintenance issues or unsafe conditions to the Maintenance Supervisor promptly.



Qualifications:
  • Minimum 2 years of professional painting experience; make-ready or apartment maintenance experience preferred.

  • Ability to read, understand, and follow work orders, instructions, and safety guidelines in English.

  • Strong organizational and time-management skills.

  • Strong focus on resident satisfaction and customer service.

  • Ability to work independently and as part of a team.

  • Must be able to lift up to 50 lbs and perform physically demanding tasks.

  • Must have a valid drivers license, clean driving record, reliable transportation, and automobile insurance.



Additional Requirements:
  • Must pass pre-employment background check and drug screening.

  • Must comply with OSHA safety standards and Fair Housing laws.

  • Will be required to complete company-provided training modules.
