Job Summary

Reporting to the Building Maintenance Superintendent, this is a Supervisory level position for skilled trades professionals including administrative, leadership, and supervision responsibilities. A Residential Maintenance Supervisor performs administrative and skilled trades work in the administration, preventive maintenance, and repair of building structures and facilities following recognized procedures and techniques of masonry, carpentry, framing, and interior finishes trades using hand and power tools related to the Building Trades. A Residential Maintenance Supervisor is responsible for overseeing maintenance technicians on a regular basis; planning, managing, scheduling, procuring vendor services, procuring materials, maintaining inventory, and overseeing residential building related preventive maintenance; providing technical support for the trade shops, and is responsible for the training of employees in the procedures and techniques of masonry, carpentry, framing, interior finishes, and other trades. Responsibilities

1.-
Technical Duties:This position installs, repairs, and maintains doors, cabinets, bookcases, floors, ceilings, wall surfaces, windows, and other building structures including the interior finishes and exterior envelope according to trade standards, verbal instructions, written instructions, diagrams, building plans, and/or specific details. Performs skilled manual work responsible for painting new in-house projects and for painting existing buildings inside and out to keep them aesthetically pleasing. Works with stakeholders to select the appropriate paint and purchases all painting materials necessary, and should also be able to mix paint, varnishes, shellacs, and enamels to match existing colors. Leads work in the construction and installation of system components, equipment, and fixtures; doors, windows, ceilings, and flooring systems, erect framework for structures, lay sub-flooring, builds room partitions, repairs desks, tables, chairs, and bookcases according to trade standards, verbal instructions, written instructions, building plans, and/or specific details. Work performed in this role primarily uses technology and information systems directly related to a trades shop to coordinate the field efforts of the shop or requires special licensing (e.g. Pesticide).

2.-
Organizational Duties:Frequently uses computer technology including handheld devices, web browsing, email, digital calendars, viewing documents online, filling out online forms, accessing online training systems, word processing software, spreadsheet software, UWG business systems (e.g. OneUSG, PeopleSoft, and PeopleAdmin), and inputting and retrieving data accurately from database software. Interacts with the computerized maintenance management system (CMMS). Prepares work orders and identifies work to manage the backlog. Prepares reports and maintains required records. [10%] Instructing Duties This person instructs lower classification general trades workers by demonstrating and teaching the skills necessary for general building trades including maintenance, repair, and service. Develops the employees skills and proper work methods in the general building trades by instructing employees to follow the trade's best practices and safety precautions.

Direction and Leadership Duties:The Residential Maintenance Supervisor is primarily responsible for Residential Maintenance work supporting Student Housing including directly supervising at least four (4) employees in the shop by assigning daily tasks and correctly prioritizing assignments to meet the work demand with available employees and student workers. This position is responsible for recruiting, training, retaining, and evaluating employees. Carries out supervisory responsibilities in accordance with UWGs policies and applicable laws; including training, planning, assigning, and directing work. Appraising performance; addressing complaints and resolving problems. Assign work orders, and schedules and route work requests as needed, and follow up upon completion of such to ensure craftsmanship and performance. Enter the work time of employees at the end of the day and fully manage the time, attendance, and leave requests for all supervised employees in the appropriate time clock software. Directs the work of general trades workers in the completion of assigned tasks to ensure services or repairs on a frequency necessary to maintain the University of West Georgia campus to the quality standards and reliability with emphasis on customer satisfaction and safety.

Procurement Duties:Procures all types of materials, supplies, parts, and equipment as required to meet the daily request for maintenance. Keeps up with shop inventory and orders parts and supplies as needed. May be assigned a Purchasing Card requiring a credit background check for eligibility. Perform monthly reconciliation of purchasing card or routine requisition submittals and tracking ensuring all state purchasing rules are applied and followed. Documentation of financial transactions (e.g. purchasing cards) within CMMS. Searches various websites and internet marketplaces for hard-tofind parts. Interacts with the computerized maintenance management system, schedules, and routes work requests as needed. Recognizes and obtains required tools, equipment, materials, and supplies that are needed to do the job. Maintains proper stock, parts, tools, and safety equipment in the assigned storage areas. Works with others to keep vehicles and employee work areas clean and orderly. [10%] Safety and Compliance Duties Recognizes and follows prescribed safety procedures and regulations while following all NFPA, and ADA codes and regulations; complies with OSHA/EPA regulations. Performs all work including handling hazardous materials in accordance with established safety procedures. Assists in ensuring a safe working environment throughout the facility for all employees. Reports all accidents and injuries in a timely manner. Participates in regular safety meetings, safety training, and hazard assessments. [5%] Teamwork Duties Recruits, hires, develops, advances, and disciplines an engaged team of facilities professionals. Manages timekeeping records, approves leave, and manages shift schedules. Evaluates employee performance actively engages employees in a team environment and always maintains a positive influence in the workplace. Plans for and supports employees in training and professional development opportunities. [5%] Personal Development Participates in department-provided training and learning opportunities to develop work-related skills and abilities. Completes all required training on a timely basis.

Required Qualifications

Required Education
High School Diploma/GED

Required Experience
A minimum of eight (8) years or more of experience in the residential and commercial building construction masonry, carpentry, framing, and interior finishes trades field, Or a combination of two (2) years of Vocational Trades training and six (6) years of field experience in the building construction trades. Must have previous experience leading a work team or directing work on a job site. This position may be assigned a Purchasing Card requiring a credit background check for eligibility.

Preferred Qualifications

Preferred Education
High School Diploma/GED

Preferred Experience
Associate or Bachelor's Degree, Construction Management, Project Management, Electrical Engineering, Mechanical Engineering, Structural Engineering, or related field. Preferred Experience: Ten (10) years or more years experience in a related construction or maintenance trade in a university, health care, or school maintenance department including at least two (2) years supervising employees performing trade-related work.

Proposed Salary

$24.29 - $28.84 Hourly. Paid on a Bi-Weekly Basis.

Knowledge, Skills, & Abilities

ABILITIES
Must have the ability to perform administrative and skilled trades work in the administration, preventive maintenance, service, and repair of spaces and facilities of university-owned buildings and rooms. Must have the ability to follow instructions and coordinate the activities of trade workers and/or service workers. Must be able to be well organized and able to multitask. Must be able to perform routine and complex tasks individually or in a team setting and adapt to changing work priorities. Must be able to follow the organizations established protocol for customer service. Must be available for on-call status. This position is deemed Essential Personnel and must be able to adjust work hours as conditions may dictate, work nights, weekends, and service emergency needs of the university and/or special events. Ability to lift up to 50 lbs. or more. Ability to climb ladders and scaffolds. Must be able to stand, walk, bend/stoop, reach above shoulder level, and climb stairs. Ability to perform strenuous manual tasks. Ability to access confined spaces and work in open areas such as rooftops, etc. A valid drivers license is required.

KNOWLEDGE
Must have advanced knowledge of the International Building Code, ADA code, and NFPA code. Must have advanced knowledge of industrial, commercial, and residential building construction means and methods of repair and service. Must be skilled in performing technical tasks with an eye for detail, skilled in adapting to meet changing job conditions, roofing, flooring, and drywall; planning and managing work orders; preparing and maintaining accurate records; proficient in reading and understanding technical drawings and written work instructions; proficient in understanding and complying with safety regulations and handling hazardous materials in the performance of job duties (i.e. OSHA and EPA). Should be knowledgeable in Commercial building codes, and able to read and interpret technical information, including charts, gauges, dials, blueprints, schematics, specifications, and operating manuals. Should be able to provide technical assistance to others by troubleshooting simple facilities maintenance issues and determining their cause.

The Residential Maintenance Supervisor is responsible for recruiting, training, retaining, and evaluating employees. To meet the administrative demands of this position, one must have intermediate skills for frequent use of computer technology including handheld devices, web browsing, email, digital calendars, viewing documents online, filling out online forms, accessing online training systems, word processing software, spreadsheet software, UWG business systems (OneUSG, CMMS, and PeopleAdmin), and inputting and retrieving data accurately from database software. Must have the skills to effectively communicate through verbal and written format; listen to others and understand their needs; effectively establish and maintain productive and collaborative professional working relationships. Respond to questions within policy and procedure guidelines.

Physical Requirements Atmospheric Conditions - Conditions that affect the respiratory system, such as gas, fumes, odors, dust, mites, gases, or poor ventilation. Hazards - Include a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current or exposure to chemicals. Lifting up to 20lbs or greater Office Environment - Work normally performed in a typical interior work environment. Outdoor Environment - Work outdoors and may not be protected from weather conditions.
