Responsible for managing, coordinating, and completing real estate activities and jurisdictional processes necessary for acquiring new wireless telecommunication sites and modifying and/or collocating on existing sites. This includes sites on both Private Property and in the public right-of-way. This position is a fully-remote position with preference to the Gainesville, Florida or Atlanta, Georgia locations.
Essential Functions (Key Responsibilities):
1. Site Identification Coordinate with multiple disciplines, including engineers, project managers and field agents, to collect site candidate information and assemble Site Candidate Information Packages (SCIPs) for clients. SCIP preparation includes jurisdictional research including zoning code, zoning maps, and public ownership records; preparation of zoning analyses, and identifying candidate sites based on zonability, constructability, and owner motivation. Assist researching utility providers; and attending site walks.
2. Site Acquisition Negotiate and facilitate the completion of all necessary tasks and documents to ensure a properly executed lease, Lease Amendment, License, ROW and/or Easement Agreement(s)
3. Land Use Entitlements Preparing and processing of all necessary Community Development and Public Works applications and supporting documentation for the purpose of acquiring all necessary Land Use Entitlements
4. Documentation Obtain and review environmental reports, leasing, zoning and permitting documents; construction drawings; and structural analyses in order to prepare and submit applications and packages for new sites, collocations, and lease amendments
5. Project Coordination Order services and facilitate timelines and expectations to ensure the completion of all site acquisition field and engineering tasks across multiple sites simultaneously. Facilitate critical communications between relevant parties and regularly inform clients of site status. Client facing and responsible for all client communications necessary to execute assigned work tasks.
6. Project Management Manages resources, timelines, expectations, and processes necessary to complete various tasks within the site acquisition process on time and within budget. Facilitates critical communications to management, landowners, contractors, clients, internal project and program management and any other relevant parties on a defined basis. Manages site acquisition Vendors and assigned Departmental resources. Responsible for the project financials of assigned projects.
7. Quality Control Review and verify due diligence materials and deliverables throughout the acquisition process.
8. Perform related responsibilities as required or assigned.
RequirementsKnowledge/Skill/Ability
Industry Knowledge Thorough knowledge of real estate practices, especially those regarding leasing processes, land use and documentation
Communication Skills Proven oral and written communication skills, with the ability to prepare and deliver concise, understandable communications to coworkers, clients, and vendors
Computer Skills Proficiency in the use of personal computers, including spreadsheet and word processing applications, MS Office Suite software preferred

Equivalent Education/Experience
Associate degree, preferably in business
Seven years of real estate site acquisition experience in the wireless industry
Experienced in the execution of both office and field site acquisition tasks
Experience reading and understanding A&E drawings and Structural Analyses
Real Estate Licensure preferred
Experience in project management, PMP certification preferred
Special Job Dimensions:
Work involves travel time (up to 50% of the time) to project sites, zoning hearings and customer meetings.
