Position Summary/Objective

Provides management for single family home rehab projects to bring them to a successful completion both on time and within budget. Projects range in size and complexity. Rehab Project Manager must be able to manage schedules, job cost, create and find subcontractors and communicate effectively with multiple parties involved. Rehab Project Manager will work closely with the City Construction manager, establish a good working relationship with subcontractors associated with the project, and establish familiarity with contract documents. Rehab Project Manager will intimately know the process by which the project was priced and negotiate pricing from subcontractors for each trade or portion of the project.

Essential Duties and Responsibilities

  • Manage all operations of the project
  • Constantly find and bring contractors in for the team
  • Work with the subcontractors; establish a positive goal-oriented team relationship
  • Lead and communicate with subcontractors and vendors to assist them in working to the project schedule
  • Know and manage the risks and differences of a particular project
  • Negotiate prices with subcontractors and purchase orders with suppliers. Perform scope review meetings with subcontractors and suppliers to qualify the bid
  • Create a schedule for project, plan for project safety
  • Maintain the schedule, distribute, and log subcontracts, write required change orders, and confirm compliance with Vinebrook requirements and standards
  • Develop a complete schedule with input from subcontractors, suppliers, and others that may affect the outcome of the schedule
  • Financial Management: Make sure cost reporting is accurate; including adequate contractual documentation and change orders, and day contracts
  • Review all documentation; if it does not reflect planned conditions, determine the differences, seek solutions, and plan implement corrective strategies
  • Hold job progress / coordination meetings
  • Ensure quality standards are understood and maintained (including subcontractor and suppliers)
  • Complete 5 or more projects per month
  • Ensure that no work shall proceed outside of the Contract document

Minimum Qualifications (Knowledge, SKILLS, and Abilities)

  • Minimum 2 years of experience as a Project Manager on residential construction projects
  • MS Office skills required: including but not limited to Word, Excel, Outlook, and Scheduling/Estimating program experience
  • Construction knowledge
  • Ability to multi-task
  • Excellent verbal and written communication skills
  • Strong organizational skills
  • Substantial analytical and problem-solving abilities
  • Microsoft Word, Smart Phone and computer skills, Excel
  • Self-driven with the ability to work alone (without constant supervision)
  • Valid Drivers License is a requirement

Adherence to budgets and schedules and our standards is paramount. Quality control and production must go hand in hand. The Residential Remodeling Project Manager will need to have the ability to give direction, adapt to change, establish relationships, build consensus, anticipate roadblocks, and work in a team environment. Must be highly organized, computer savvy, have a willingness to learn and not be afraid to get your hands dirty.

REQUIRED SKILLS

  • Impeccable ethics and integrity required
  • 5+ years of progressively responsible management experience
  • Construction management background desired
  • Strong knowledge of construction practices and sequencing
  • Experience pulling permits and dealing with building officials
  • Ability to prepare construction schedules and cost estimates
  • Must be competent and comfortable with technology, computers and MS Office
  • Strong financial acumen and attention to detail
  • Ability to multi-task and balance a number of simultaneous projects
  • Demonstrated ability to exercise sound business judgment
  • Ability to operate effectively given defined objectives
  • Must understand the basics of investing in single family real estate
  • Must have valid driver's license and reliable transportation
  • Associate or bachelor's degree in construction management or related field preferred but not required
