About the Job: The Director of Construction and Maintenance is responsible for leading and overseeing the construction, renovation, expansion, and ongoing maintenance of retail locations. This role ensures that all retail construction and maintenance projects are completed on time, within budget, and meet the highest standards of quality, safety, and regulatory compliance. The Director will manage a cross[1]functional team and work closely with internal teams, external contractors, architects, and vendors to ensure a seamless construction and maintenance process. This position combines strategic oversight of retail construction initiatives with the responsibility of maintaining the operational integrity and appearance of existing stores.
A day in the life, what you’ll be doing:
- Coordinate possession, construction start, merchandise delivery, opening dates, and rent commencement dates with Real Estate for all new store openings, remodels and relocations; ensure on-time openings by coordinating all departments involved in the process.
- Review all deal packages, lease exhibits, and proposed L.O.D.s at time of deal package; assist Real Estate Directors, Attorney, and Landlords to resolve Condition of Premises and design[1]related issues during Lease negotiations.
- Maintain direct communication with all internal stakeholders (Store Ops, Visual. IT, ect.) to ensure a smooth turnover of jobs.
- Initiate deal package with architect; approve initial layout and coordinate drawing process from layout through preliminary and construction document phases.
- Collaborate with the Visual Merchandising Team to review visual layouts and ensure alignment with store design; manage fixture ordering and coordinate final drawing approvals with the architect, including negotiations with the Landlord on design elements
- Oversee permit process with architect and General Contractors, including Landlord approvals, city/state reviews, and resubmittals. Manage bid process with architect to General Contractors and company-supplied vendors. Process all architectural invoices.
- Review all bid packages from General Contractors; initiate contracts; review and process all Change Orders. Process all payments to General Contractors, including final packages submitted for Tenant Allowance Collection.
- Coordinate design modifications or new designs with architect, corporate personnel, and vendors from concept through final approval. Manage vendor-supplied materials for new designs from initial phase through final implementation. Communicate design and material changes to Construction Department personnel, General Contractors, and Field Superintendents.
- Prepare the New Store Capital Budget and Miscellaneous Capital Budget. Responsible for job costing through Finance Team for capital budget analysis and annual budgeting process. Serve as liaison to Accounting and Real Estate to confirm capital new store costs. Responsible for preparation and monitoring of the annual Construction and R&M Department Expense Budget.
- Conduct annual review of pricing for company-supplied fixtures or services. Initiate Purchase Agreements and coordinate delivery schedules with vendors. Responsible for inventory control of company-supplied items.
- Responsible for capital repairs, improvements, and design modifications initiated by Operations or mandated by Lease Agreements.
- Manage store closures through General Contractors, Mall Management, and Operations. Oversee new fixture or rollout requests from Operations including design, pricing, ordering, and delivery schedules.
- Oversee ongoing Facilities Repair and Maintenance (R&M) programs across the fleet of stores, ensuring timely and cost-effective execution of service requests, preventative maintenance schedules, and vendor management.
- Partner with Operations and third-party facility service providers to establish standards, performance metrics, and service level agreements. Track and report on R&M trends and capital needs, and escalate recurring issues requiring long-term solutions. Ensure compliance with safety and maintenance standards across all locations.
- 30% of time is spent traveling and inspecting various store job sites.
- Performs other related duties as assigned.
What it takes to Join:
- College MBA degree preferred.
- Professional experience should include 3 to 5 years of retail construction field experience.
- At least 10 years of retail corporate management, in a leadership role, with experience working with Architects, Landlords, General Contractors and Vendors.
- Past experience as a construction superintendent or project lead would also be helpful Developing the Community/ Leadership Qualities:

Salary Range: $147,256-$177,578

As a National Retailer, occasional evening and/or weekend work may be required during periods of high volume. This role operates in a professional office environment and routinely uses standard office equipment.
