This individual will be responsible for the complete oversight of 2-4 projects each month. This includes managing the bidding process, securing necessary permits, and guaranteeing that all aspects of the work are finished according to the established project schedule. This role requires travel to various job sites within the Hampton Roads area.
Key responsibilities include:
* Managing and ensuring the timely completion of 2-4 projects monthly, adhering to the project timeline.
* Recruiting and managing subcontractor agreements across all relevant trades.
* Actively seeking opportunities to complete projects under budget by identifying cost-saving measures and streamlining construction processes.
* Overseeing the project timeline and managing responses to all required inspections.
* Transporting equipment to job sites as needed.
* Conducting thorough final inspections of properties to confirm proper completion of all work, including taking detailed photographic documentation.
* Managing all project finances and carefully controlling project costs to maintain profitability.
* Establishing and nurturing strong professional relationships with clients and all other parties involved in each project.
* Developing and maintaining project schedules in collaboration with input from required subcontractors.
* Issuing all subcontracts.
* Reviewing invoices from subcontractors and vendors throughout the project lifecycle, either approving them for payment or negotiating necessary adjustments.
* Preparing Change Orders as required.
* Ensuring the timely ordering of all necessary construction materials for assigned projects.
* Providing regular updates on work progress and budget status to clients and owners.
* Addressing and resolving work delays, emergencies, and other unforeseen issues.
* Verifying the completion of all punch list items.
