un Construction Superintendent (Kirkland) Bonterra Homes, Inc. compensation: $30-40/per hour DOE employment type: experience level: mid level job title: General Superintendent Responsibilities: 1.GENERAL Reads, interprets and communicates blueprints/plans and specifications communicating plans and requirements of builder to subcontractors, employees and others Evaluates alternative methods of construction using value engineering' for cost efficiency and quality Assists in coordination to notify subcontractors and material suppliers one (1) to two (2) weeks in advance to assure materials are delivered and subcontractors arrive per schedule Assists in coordination, direction and scheduling work by subcontractors Understands basic concepts and methods required and used by subcontractors. S Instructs and trains employees, subcontractors, and others in approved methods of construction and is responsible for performance especially when delegating work Motivates subcontractors and others to top performance and standards Establishes workflow and priorities Make quick, accurate decisions and take responsibility for decisions. Seeks and accepts help and advice on matters within respective jurisdictions Solves problems and when necessary, work with other employees to complete required tasks Schedule dumpster removals, locations changes and dumps Meet inspectors and review what is needed to make any corrections Calling in and /or e request inspections and posting permits in the morning and picking up the same night Leads fellow employees by example Acts as liaison between Builder and others Perform homeowner orientations as needed Perform, schedule and sign off warranty homeowner warranty requests Complete other duties as assigned. 2.JOB SITE MAINTENANCE Provide a clean job site: Clean Houses (hold subs to the clean up policy) Exterior pick-up (setting door pans and water proofing techniques) Rough inspection sweep and strapping Set up and run sump pump @ foundation stage Sweep for carpet/screw gun floors and screw wall plates Signing for Appliances and check for dents, scratches and proper installations End of day job site security (shut every window from the day they are set) Keeping the heat turned to 62 and turning off all lights every night Completing the proper paperwork after homeowner orientations 3.CONSTRUCTION SITE LABOR Dig and fill holes Prep for gas meters Pre grading for concrete Rebar prep for concrete Installation of foundation drains Distribute gravel, rock and other site materials as instructed Cover dirt piles, fill and place sand bags Installation of safety rails as needed Frame decks and shower pans Remove all debris from crawl space and layout plastic Travel from job site to job site using personal vehicle as needed Cover dirt piles, fill and place sand bags Pick up and deliver materials as requested 4.DETAILING Remove and clean up debris daily Dust Clean all tile and quartz countertops Clean all windows and doors Vacuum Caulk, spackle and sand Caulk where needed-check all cold air returns, penetrations and attic accesses Caulk tub spout, backsplashes, windows and doors as needed Minor drywall repairs. Caulk, spackle and sand all dings Check paint and touch-up when needed Millwork touch up Touch up any painted areas on or around fireplace area Check shelf clips and ensure alignment of cabinets Adjust doors and ensure bathroom and kitchen units work properly Ensure all touch ups have been completed and that all doors operate properly Ensure all appliances are in working order and properly installed and tested Check for protruding screws, nails, etc Ensure no cracks or penetrations on exterior/interior of house Clean and wash concrete Ensure outside of house, deck, concrete, outside walls and yard is clean and free of debris 5.REPORTING ISSUES Report any problems, damage, and oversights to Owner and/or Superintendent Reports promptly important items of unusual or exceptional nature or deviations from established standards of operation and building practices Receive and comment on shipments Prepare and submit project information as required by Owner and/or Superintendent 6.SITE SAFETY & SECURITY Make sure trenches and holes are marked for safety Insure site safety procedures are followed at all times Report hazardous conditions to Owner and/or Superintendent Is responsible for enforcing safety measures and establishing new measures if needed 7.TOOLS & SUPPLIES MAINTENANCE Maintain inventory of tools & equipment nightly, responsible for maintenance and care of equipment Maintain in neat and orderly manner all houses, equipment/supply yard and dumpster Maintain the job trailer, tool area and Job safety board 8.PERSONAL TOOLS AND EQUIPMENT REQUIRED (MINIMUM) Hammer Knife Tape measure Chalk box Nail bags Cordless drill Dremel Apple Iphone; verbal, text and facetime communication 9.QUALIFICATIONS Tools as needed for interior and exterior tasks as assigned Ability to take and follow instructions with a great attitude and minimum supervision Able to work in a fast past environment and is a quick learner and able to retain information Able to work approximately 7:30am - 4:00pm Monday thru Friday, adjusted days and hours as needed Excellent verbal communication skills Able to lift up to 100 pounds Able to work with Shovel, Hose, Miscellaneous Tools WORK ENVIRONMENT The demands described here are representative of those that must be met by an employee in order to successfully perform the essential functions of this job. Knowledge of applicable building codes and zoning MINIMUM REQUIREMENTS 5+ years experience in residential construction as Foreman and Superintendent ; High School Diploma or Equivalent Drug testing when requested; Must posses a dependable vehicle to transport tools, equipment, and job supplies; Must possess a current and valid Washington State Driver's License, proof of current and valid auto insurance coverage, proof of current and valid vehicle registration; Submit Abstract of Complete Driving Record from the WA. ST. Department of Licensing; Current CPR/First Aid Certification desired but not necessary (willing to obtain certification upon request); Personal Tools and Equipment: Hammer, Knife, Tape Measurer, Chalk Box, Nail Bags, Cordless Drill, Dremel, Skill Saw, Pin Nailer,Compressor, Wrenches/Socket Sets/Screw Drivers, and Apple Iphone; verbal, text and facetime communication Physical Demands: 1) employee is frequently required to stand, walk, sit; 2) frequently required to talk and/or hear; 3) occasionally lift and/or move up to 100 lbs.; 4) required to stoop, kneel, crouch; 5) frequently uses hands to finger, handle, feel or move objects, tools or controls, reach with hands and arms, write; 6) close, vision, color, and peripheral vision, depth perception and ability to adjust focus, read; 7) the noise level in this environment is usually moderate to loud.
