Job Description
As a Project Manager with Credo Construction, Inc., you will be responsible for the planning, budgeting, organizing, and scheduling of large and/or small projects.
Duties and Responsibilities:
- Complete Projects Within Budget & Schedule Guidelines
- Coordinate Project Team
- People Management - Hire/Fire/Train/Interview
- Attend Project Review Meetings
- Track Job Cost: Labor, Materials, and Subs & Equipment etc.
- Update Job Cost Budget Monthly by 30th & Review with Board
- Subcontractor and Supplier buyout as early as possible
- Ensure Superintendents are meeting job safety requirements
- Submit All Subcontracts & Material Orders to Project Coordinator within 2 weeks of contract
- Overall Subcontractor Management
- Manage Permit Requirements
- Obtain all permits, etc.
- Review & Know Contract Documents
- List & Manage Required Submittals
- Manage & Keep Change Orders Current
- RFI Management
- Initiate Pre-Project Turn-Over meeting within 1 week of contract with Est/S/F
- Pre-Con Meeting - Update $$$/Schedule/ Project Plan/ Subs/Suppliers/Scope/etc.
- Prepare & Update project Schedules Monthly with Supt & Foreman Input
- Develop Baseline Schedule / Submit / Conform To Contract
- Approve All Vendor Invoices, Review With Supt for Accuracy and Return to Accounting within 2 days
- Document & Submit All Delays / PCO / RFI / CO / etc. for Approval within 5 days
- Attend Customer Job Meetings Weekly or Minimum every 2 weeks
- Visit Jobs 3 - 4 times per week
- Hold Subcontractor Pre-Job Meeting Onsite prior to start with Super
- Project Closeout, OEMs, as-built drawings and Warranties
- Process Billings by the 5th of the Month
- Complete Payroll Approval by 5:00 pm every Tuesday
- Use Reports in Team to Prep for Budget Updates and Billings
Qualifications:
- Bachelor’s degree in related fields (business, marketing, engineering, etc.) preferred.
- 5+ years’ project management experience within the construction industry.
- User in Microsoft Office Suite (Word, Excel, and PowerPoint).
- Experience with project management software commonly used by the construction industry.
- Excellent written and verbal communication skills.
- Proven ability to manage multiple priorities/tasks and possess strong organizational skills.
- Procurement of materials required for project
- Ability to qualify and negotiate sub-contracts
- Strong background in safety protocols
- Ability to track and manage project costs to ensure compliance with contract documents
- Ability to estimate, process and track project change orders
