Job Summary and QualificationsPOSITION SUMMARY:
Supports the operations, maintenance, and construction of buildings by maintaining, repairing and installing all heating, ventilation, air conditioning, and refrigeration (HVAC) equipment and their controls throughout the facility.
Essential Functions:
Performs assigned preventative maintenance and ensures inspections are completed as scheduled. Initiates corrective actions to repair or scheduled work generated by inspection results. Lubricates compressors, motors and other moving parts. Establishes new preventative maintenance schedules and inspection criteria for new equipment. Periodically examines system operation; i.e. checks vacuum and pressure cooling units with a compound gauge, observes condition of electrical motors, cleans dirt and lint from motor and condenser coils, and adds or remove refrigerant to adjust vacuum or pressure requirement.
Maintains records of all maintenance and repair work, as well as other information pertinent to the manner with which repairs were completed. Ensures equipment history files and computer records are kept accurate to reflect work performed. Continuously updates equipment files to reflect new and discarded equipment.
Repairs, repacks and rebuilds pumps, valves and traps to ensure continuity of system operations. Dismantles and repairs air compressors, and associated equipment, which support the piped control air distribution system. Repairs refrigeration equipment for food preserving, ice making, DX cooling and chilled water systems. Checks for refrigerant leaks, traces electrical control systems for loose or shorted wires, tests operation of thermostats and repairs. Solders joints, replaces expansion valves and other faulty system components.
Evaluates design submittals. Coordinates with contractor/vendor personnel. Supports systems and equipment installations. Installs ducting, piping, hot water heating systems, control systems, refrigerator equipment, and other HVAC components. Installs refrigerant piping and machinery, air conditioning equipment, water coolers, refrigerators, and condensing units.
Initiates requisitions to purchase supplies and maintains inventories of critical parts and consumable. Maintains indexing information on the manufacturer and sizes of parts and materials. Sends parts which cannot be readily repaired to manufacturer or appropriate repair shop.
Regulates refrigerant and suction valves to increase or decrease amount of refrigerant in order to maintain desired temperature and compression. Uses appropriate CFC handling and recovery procedures and maintains an accurate record of use and emissions of CFC and HCFC Refrigerants. Tests large refrigeration systems before placing in operation. Adds/removes refrigerant from systems to ensure efficient operations.
Secondary Functions:
Assists in providing continuing education classes for staff on mechanical and control systems. Demonstrates the proper use of equipment, tools and materials. Assists in the development of apprentice personnel.
Maintains confidentiality of all employee, legal, patient and company matters.
Works with other departments to understand their operational needs and makes every effort to minimize disruptions to their service.
Supports after-hour emergency requirements. May be subject to On Call status.
Participates in appropriate role in fire and disaster drills, fires and other situations.
Exercises care in the use and operation of equipment and reference materials. Performs routine maintenance to ensure continued functioning of equipment. Maintains work area in a clean and organized manner.
Performs similar or related duties as assigned or directed.
Education:
Two years Technical College or equivalent.
Experience:
Three years experience working on Central HVAC equipment, or Trade School.
Licensure/Certification:
Certification for refrigerant removal.
S-2/D-2 Journeyman License, or equivalent experience.
