Job Description
The Construction Project Manager will oversee the project management functions for tenant improvements (TI) and capital projects for a growing regional industrial portfolio. Position duties include managing comprehensive scopes of work; directing design consultants; cost estimating; analyzing proposals; contract preparation and management; contractor and/or subcontractor vetting; project scheduling, document, and budget management.
Essential Job Duties
Prepare comprehensive scopes of work and manage design and execution of projects such as value add conversion projects, post close underwritten improvements or lender requirements, asphalt, concrete, utilities, painting, roofing, HVAC, electrical, fire protection, plumbing, and tenant improvements
Provide technical guidance for projects that are generated and managed by Property Management
Support the Asset Management team by developing budgets for proposed TI projects and detailed scopes of work for lease documents
Construction Management Capital Improvements; Tenant Improvements and Development CM Oversight
Execute TI, building capital improvement projects
Draft project/construction specifications
Prepare cost estimates for the scope of work utilizing quantities, proposals, historical information and general unit pricing knowledge
Prepare contractor bid packages and upon receipt, analyze for adherence to design, quantities, qualifications, and costs as compared to preliminary analysis and budget
Provide value engineering options where possible
Manage the overall construction process to include obtaining necessary permits or required jurisdictional documentation
Schedule and conduct construction progress meetings
Review change orders and process internally for approvals
Review contractor invoices and draw requests for accuracy and completeness
Possess knowledge of local building codes, LEED processes and design and construction of class A industrial product
Manage design processes and engage architect and/or engineering professionals to provide detailed scopes of work
Ensure projects are managed within scope of budget and are completed on schedule
Prepare project schedules where appropriate to ensure timely delivery of project
Administration
Prepare contracts on capital/TI work for review by manager
Review lease to ensure scope of work for TI follows the lease requirement
Utilize Yardi Construction Manager for project tracking, contract and invoice approvals
Work with Asset Management, Property Management, Due Diligence, and Accounting for proper job set up and billing of project
Close out projects in a timely manner to include receipt of Certificate of Occupancy, warranties, signed off permits, lien waivers, etc.
Make sure all necessary record documents for data management files are collected
Documentation
Maintain and document all activities related to capital projects
Maintain detailed documentation of construction process to include collection of warranties, Certificates of Occupancy, project manuals
Travel
Travel as required of position (10-30%)
General Requirements
3+ years construction management related experience required
Position requires an experienced and proven Project Manager with an established track record of success
Light industrial specific real estate experience strongly preferred
Proficiency in Microsoft Office and MS Project, or other scheduling software required, experience in ACAD or other drawing software helpful
Knowledgeable of local building codes and processes which affect design and construction required
Outgoing, confident, and likeable personality with ability to work and communicate well with employees, customers, vendors and internal and external stakeholders required
Excellent verbal and written communication skills required

The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
$105,000 - $120,000
