Responsible for operating, maintaining and repairing heating, ventilation and air conditioning systems, devices and controls in accordance with diagrams, operational manuals, manufacturers specifications and departmental procedures.
- Inspects, operates and maintains boilers, refrigerating, air conditioning and air handling units, including associated piping, thermostats, actuators, pumps, steam traps and dampers.
- Identifies, diagnoses, troubleshoots and analyzes various HVAC equipment at all County properties and advises Manager and Maintenance Technicians of options for repairs or replacements.
- Decides proper solutions and manages necessary repairs or replacements of equipment.
- Uses computerized HVAC control systems to monitor and balance systems to provide climate controlled environments.
- Ignites boilers and controls generation of a continuous supply of energy for heating buildings and hot water. Disassembles and re-assembles boilers for cleaning and prepares boilers for inspection by State. Tests and treats boiler water using specified chemicals
- Designs, troubleshoots and maintains low voltage electrical wiring related to HVAC equipment and related devices.
- Responds to all no-heat emergency calls and rotate on-call for other emergencies.
- Assists with maintenance and repairs of buildings as necessary or as directed by the Manager.
- Monitors, researches and proposes ways to improve energy efficiency of HVAC systems.
- Complies with the on-going preventive maintenance program and initiates HVAC related orders.
- Tests piping for leaks and makes necessary repairs or replaces defective mechanical parts.
- Operates equipment to remove ice and snow from sidewalks, driveways and parking areas prior to 8:00 AM, during the day and on weekends as necessary.
- Sanitizes Morgue after every use on rotating basis.
- Any other duties as may be assigned.
- High school diploma or equivalent.
- Completion of Wisconsin Department of Commerce certification license to handle refrigerant with three years experience.
- Knowledgeable of standard practices, materials and processes of HVAC work.
- Ability to read and interpret blue prints, flow and control diagrams, manufacturer manuals and bid specifications.
- Familiarity with Federal, State and Commercial codes.
- Comprehension of the principles of plumbing, electricity, carpentry, boilers, refrigeration cooling, painting and mechanics.
- Physically able to complete tasks outlined above.
- Valid drivers license.
- Skill in use of testing equipment and measuring devices used in repair and evaluation of HVAC systems.
- Ability to utilize computers for preventative maintenance and work orders, diagnosing and controlling HVAC equipment, payroll and email systems.
- Subject to both indoor and outdoor environmental conditions throughout all seasons including temperatures below zero or above 90º with high humidity.
- Exposed to noise, fumes, odors, dust or poor ventilation. Hazardous exposure includes proximity to moving mechanical parts, moving vehicles, electric current, working on lifts and high places. Frequently required to wear personal protective equipment such as gloves, safety glasses and vests.
- Occasionally in close quarters, crawl spaces, shafts, manholes and confined spaces which could cause claustrophobia. Required to function in narrow passageways.
- Required to stand for long periods, walking, climbing ladders, scaffolding, stooping, crouching, kneeling, grasping, reach with hands and arms,
pushing/pulling to drag, haul or tug objects. - Must be able to talk to exchange ideas and hear with or without correction to perceive the nature and discrimination in sound. Required to have close visual acuity to perform duties such as viewing computer monitors and meters, visual inspections involving small defects, color, depth perception and field of vision as well as to operate a motor vehicle.
- Frequently lift and/or move up to 50 pounds including hanging light fixtures, motors or pulling wires in conduit.
- Works well with and communicates politely and effectively with others in the Department, Department Heads and Managers, utility staff, vendors, technical support, contractors, inspectors, as well as the general public.
