What Youll Be Doing:
The Senior Project Manager Renovations is responsible for independently overseeing and executing renovation projects across a portfolio of 1525 multifamily properties . This role leads complex, multi-site projects from concept to completion, including developing project scopes and specifications, managing vendor selection and bidding processes, and coordinating with both internal teams and external contractors. The Senior Project Manager ensures quality control, manages contractor relationships. This individual is also accountable for tracking progress, managing budgets, and ensuring timely communication with leadership regarding any deviations from project plans. Regular site visits, thorough inspections, and contract management are essential functions. The ideal candidate is a clear communicatorboth written and verbaland represents the company with professionalism while working collaboratively across teams and with the public.
- Independently manages, evaluates and implements all rehab projects in the market. Works on complex and difficult projects at multiple site locations.
- Works with the Renovations Services Director to develop project plans to execute rehab projects including project scope and specifications. May require the assistance of outside contractors and will lead the bidding process for contracting the work to qualified vendors.
- Provide recommendations for the selection of alternative scopes of work.
- Manages the inspection and payment process pursuant to the contract.
- Reports on the progress of all assigned projects. Alerts management when problems occur as compared to the project plans of the assigned work.
- Manages the relationship with vendors.
- Provides guidance and direction to contractors and provides quality control assessments for contractor work.
- Visit rehab sites on a regular basis
- Perform construction services manager functions as necessary for capital budget projects;
- Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers and the general public;
- Performs other duties as necessary.
What Youll Need to Thrive:
- This position requires a strong background in residential construction and project management.
- The candidate will typically possess 5 to 7 years construction management experience or 10 years experience in the role of Facility Maintenance management.
- Excellent interpersonal and collaboration skills, as well as written and verbal communications skills are required. The successful candidate should be proficient in basic computer skills, such as email, word processing, spreadsheet preparation and analysis, on-line procurement, etc.
- The minimum educational requirement is a high school diploma, or equivalent, and a Bachelors degree in Construction Management, Engineering or related field is preferred.
- Ability to present problems in a clear and concise manner with practical solutions as needed. Ability to write progress reports including project histories, problems, recommended solutions, and justifications for recommendations.
- Ability to perform basic mathematical equations including addition, subtraction, multiplication, and division. Ability to conduct project cost forecasting. Ability to work on multiple tasks with varying deadlines.
- Extensive local travel required.

Licenses/Certification:
Valid drivers license and good driving record along with auto insurance required.
Other Requirements:
Ability to hear and speak well enough to converse verbally over the phone and in-person (expressing or exchanging ideas by means of the spoken or written word). Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and easily. Able to see well enough to use the computer effectively and read written communications. Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility. May be required to climb stairs depending on the property structure.

Residential property and office environment.
Salary:
$80,844 - $111,161 / year; in addition to base salary, a discretionary annual bonus is provided.
The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications
