Job Costing & Vendor Contract Specialist

We are seeking a highly organized and detail-oriented Job Costing & Vendor Contract Specialist to join our team at Addition Building & Design, Inc a leading residential custom home builder. This role is critical to ensuring the financial efficiency and seamless coordination of our custom home projects. The successful candidate will manage job costing across all trades and oversee vendor contracts, working closely with project managers, tradespeople, and vendors to maintain the most competitive pricing and service.

Key Responsibilities

Job Costing

Accurately track and analyze costs for all trades involved in custom home projects.
Prepare detailed cost breakdowns for each phase of construction.
Collaborate with project managers to ensure budgets are adhered to and variances are identified and addressed promptly.
Monitor and reconcile project costs against approved budgets.
Generate regular job costing reports for management review.

Vendor Contracts

Draft, review, and finalize contracts with vendors, subcontractors, and suppliers.
Negotiate terms and conditions to ensure cost efficiency and compliance with company policies.
Maintain a database of vendor contracts and ensure timely renewals or amendments as required.
Verify that all vendors and subcontractors are: Licensed, Workmans Comp, Liability Insurance and California compliance requirements.

Coordination and Communication

Serve as a liaison between the company and trades/vendors to facilitate smooth project execution.
Address any discrepancies or issues related to costing or contracts in a timely and professional manner.
Provide support to the project management team to ensure financial and contractual alignment.

Qualifications

Experience: 3+ years in job costing, construction management, or a related role within residential construction.
Education: Bachelors degree in construction management, accounting, or a related field (preferred but not required).
Strong understanding of construction trades, materials, and processes.
Proficiency in job costing and project management software (e.g., Buildertrend, Sage, or similar).
