What we're looking for:
- Holds a firm understanding of the company's policies, procedures, Employee Handbook, and Safety guidelines, while using these policies to monitor employee performance
- Along with the Community Business Managers and Regional Manager, assist with the overall management of Maintenance Technicians including, interviewing and hiring, initial and ongoing training, ensuring projects are completed correctly and in a timely manner, coordinating personnel issues with Management and HR, consulting on performance reviews, disciplinary action and terminations, and ensuring teams have the appropriate supplies
- Reviews payroll, overtime, maintenance expenses and budgets with Management giving appropriate guidance
- Maintain vendor relationships and inventory management
- Make regular community visits as requested by Management to review safety measures, work order completion, inventory checks and overall asset condition
- Partner with Management in reporting work-related injuries within 24 hours of occurrence and completing necessary documentation visits as requested by Management to review safety measures, work order completion, inventory checks and overall asset condition
- Works closely with Lead Maintenance Technicians, Maintenance Technicians, and grounds while performing duties as assigned
- Ensure maintenance coworkers are using personal protective equipment and following safety protocols. All concerns must be corrected and reported to management
- Initiate inventory tracking to determine when parts are used and when ordering is warranted
- May be responsible for HVAC, electrical, plumbing, preventive and emergency maintenance, including snow removal
- Engages in ground maintenance activities such as parking lot maintenance, exterior building maintenance, snow removal, lawn mowing, trimming, fertilizing, aerating, landscaping, removing/spraying weeds, and raking/disposing of lawn refuse
- May engage in painting, carpentry, and flooring repair
- Responsible for creating pool closing and on call schedules
- Ability to communicate effectively and professionally with all residents and coworkers while working in a team environment
- Absorbs and complies with laws/policies regarding Federal, State and Municipal Fair Housing Laws, State Tenant Landlord Act, and the Federal and State Safety Regulations
What you need for success:
- Experience preferred in general maintenance
- Punctual and regular attendance is an essential function of this role
- Supervisory experience
- Must have ability to be on call for emergency situations, including snow removal
- Safely and legally operate an automobile and golf cart
- Ability to use hand tools, power tools, power washer, snow blowers, trucks and/or tractors with snow blades, ladders, riding lawn mowers and lifts
- Ability to add, subtract, multiply, and divide in all units or measure, using whole numbers, common fractions, and decimals
- Ability to interpret and retain a variety of instructions furnished in written, oral, and electronic form.
- Current drivers license with minimal violations is required. Current coworkers may be required to obtain additional licenses such as CPR
