Operate, maintain, install, and perform preventive maintenance on all types of heating, air conditioning, and refrigeration equipment including large commercial air handlers, boilers, chillers, pumps, generators, AC split systems, air compressors, and other related equipment. Requires general knowledge of building systems and maintenance relating to commercial HVAC systems. Requires general knowledge of commercial HVAC automatic control systems, building electrical systems, commercial plumbing systems, and all related components. Requires some experience with commercial plumbing systems, fixtures, and related components. Perform carpentry work throughout campus, such as repairs to doors and door hardware, ceilings, flooring, and classroom seating. This position will be expected to interact with customers and other employees in a professional manner that enhances work effectiveness for the facilities maintenance crew. Assist Plant Operators as directed. Perform all duties of that position to include, but not limited to, operating central utilities plant equipment, make rounds and complete operating logs, monitor campus equipment through the energy management systems, note deficiencies and take corrective action.

Job Duties

Responsibility Area: Maintenance Duties:

Operate, maintain, install, and perform preventive maintenance on all types of heating, air conditioning, and refrigeration equipment including large commercial air handlers, boilers, chillers, pumps, generators, AC split systems, air compressors, and other related equipment. Ensure compliance with regulations including all applicable building, electrical and fire codes, university and departmental standards and guidelines. Assist with major rebuilds and repairs on equipment as required.

Percentage Of Time 60 Essential Function: Yes Responsibility Area: Carpentry Work Duties:

Perform carpentry work throughout campus, such as repairs to doors and door hardware, ceilings, flooring, furniture, and classroom seating.

Percentage Of Time 15 Essential Function: Yes Responsibility Area: Emergency Repairs Duties:

Respond to calls from supervisor, control systems operator, or facilities service dispatcher that require immediate action. Diagnosis problem and take appropriate action.

Percentage Of Time 10 Essential Function: Yes Responsibility Area: Work Orders Duties:

Document completed preventive maintenance and work order requests using the Computer Maintenance Management System (CMMS). Complete material request forms, inspection reports, log sheets, leave requests, and other required paperwork.

Percentage Of Time 5 Essential Function: Yes Responsibility Area: Central Utility Plant work Duties:

Assist Plant Operators as needed. Perform all duties of that position to include, but not limited to, operating central utilities plant equipment, make rounds and complete operating logs, monitor campus equipment through the energy management systems, note deficiencies and take corrective action.

Perform general housekeeping duties in campus mechanical rooms, utilities manholes and vaults, air shafts, utility tunnels, etc. These include but are not limited to sweeping, washing, painting, etc.

Required and Preferred Qualifications

Required Education

High School Diploma or equivalent.

Required Experience

One year of experience with HVAC equipment and building mechanical systems, or equivalent education.

Required License/Certification

Valid Driver's License

Required Additional Qualifications: Preferred Education

Associates degree in HVAC technology.

Preferred Experience

  • One year of experience in hands-on boiler operation.
  • One year of experience with computerized energy management systems.
