Job Duties
Corrective Maintenance (CM) Work Orders:
Completion of both routine and emergency corrective maintenance work orders. Job assignments completed economically, within scheduling requirements set by the supervisor and in compliance and support of The Joint Commission, CMS, VOSHA, NFPA, National, state, and local codes and standards.
Contributor: Completion of corrective maintenance work orders within TMS established
Preventive Maintenance (PM) Work Orders:
Completion of Preventive Maintenance (PM) work orders within TMS timeframes. Work to be efficient and thorough and in compliance and support of The Joint Commission, CMS, VOSHA, NFPA, National, state, and local codes and standards. Shop tickets are to be completed at the end of every work week or as required to maintain a safe working environment.
Contributor: Completion of preventive maintenance work orders within TMS established timeframes.
Maintain Shop Stock:
Maintain shop stock so that no routine repairs are delayed more than one week due to lack of shop stock (depending on availability). Submit requests with needed information to prevent delays in ordering and accuracy.Contributor: No routine repairs delayed more than one week due to lack of shop stock (depending on availability).
Lawn & Landscape Maintenance:
Completion of routine lawn maintenance such as mowing, trimming, mulching, cleaning of sidewalks, parking lots and roadways.
Contributor: All assigned mowing, trimming, roadways blown off, parking lots cleaned, mulched areas cleaned, and floral beds weeded each week around hospital complex and outlying buildings.
Snow and Ice Removal: Snow and ice removed from all sidewalks and roads by required date set by supervisor.
Contributor: Snow and Ice is removed from all areas and pushed back from curbing at parking lots, entrance ways and roads within 24 hours of initial snow fall.
Minimum Qualifications
Ability to physically perform duties and ability to work the scheduled hours, including on-call on a rotating basis.
Working knowledge of painting trade, ability to apply paint with brush, spray, or roller to exterior and interior surfaces of structures where appearance as well as surface protection is important. Determines the methods, techniques, devices and materials that are best suited to the surface finish required. Prepares surface for painting, such as patching and finishing wood, concrete, wallboard, metal and plaster and other surface types, removing old finishes by use of varnish or paint remover, blow torch or sandpaper; repair cracks; applies sizing. Mixes paints in prescribed proportions and colors or used prepared paints. Refinishes floors. Paints or varnishes furniture and equipment. Refinishes furniture by stripping chemically or sandblasting then spraying to desired surface. Does street striping. Hang wallpaper, glazing, sign making, etc. as required. Working knowledge of ground maintenance, ability to drive and operate mowers, tractors, and ability to receive and follow oral and written instruction. Working knowledge of the installation, repair and maintenance practices, equipment, and materials used in the assigned skilled trades areas including, painting, and/or grounds keeping; and some knowledge of the principles and practices of other trades areas. Working skill in the use of a variety of equipment, hand, and power tools. Demonstrated ability to assist trades in a variety of repairs and maintenance tasks in the assigned trades and utilities areas, to perform heavy manual labor, and to work from heights.
Additional Considerations
Previous painting experience is strongly preferred.
