Under the general direction of the Maintenance Senior Mechanic, perform scheduled preventive maintenance tasks on heating, ventilating, air conditioning, kitchen equipment, group re-lamping, and other mechanical, electrical and plumbing systems and system components as assigned. Provide technical assistance to Mechanic 1 as needed.

Duties and Responsibilities

1. Perform specific PM-Team assigned preventive maintenance work orders. Typical systems will be HVAC, steam, commercial refrigeration, kitchen equipment, chilled water, cooling water (towers), lab, medical, and process air, vacuum, etc.

2. Provide startup, and shutdown for service of HVAC and other mechanical equipment as directed. Perform system inspection during PM, document condition in TMA Technician Report, and communicate the need for follow up with component

repair/replacement.

3. Calibrate system controls and thermostats. Check equipment and system performance for consistency with sequences of operations and controls operating schemes. Adjust controls accordingly.

4. Perform preventive maintenance of kitchen equipment to include; dish washers, ovens, steamers, impinger, etc., ice machines and refrigeration equipment including evaporator and condenser cleaning.

5. As necessary perform minor mechanical, electrical and plumbing repairs, and minor electrical repairs such as, but not limited to, rebuilding faucets and flush valves, replacing ballasts, relamping fixtures, replacing wall thermostats, replacing belt sheaves and actuator diaphragms, etc.

6. Keep equipment, tools and mechanical areas clean and orderly.

7. Perform seasonal maintenance on systems such as draining and charging coils of, or with, fluids, drying coils, washing coils, opening and closing air and hydronic system vents, and checking for leaks.

8. Take and record readings of gages, meters, instruments and site glasses as required. Analyze readings to determine if equipment adjustment or repairs are needed.

9. Perform water chemical and quality tests, analyze results and adjust chemicals accordingly

10. Assess and report overall systems and equipment condition.

11. Must be able to work at heights using Ladders and aerial work platforms such as boom lifts (60' max) Scissor lifts, and telescoping lifts.

12. Must be able to pass a standard half face mask respirator Fit-Test, and work for extended periods in the associated environment/working conditions for internal fan plenum and coil cleaning.

Required Knowledge, Skills and Abilities

High school diploma is required.

Must possess a valid driver's license with a satisfactory driving record.

Three years of experience in building equipment maintenance or closely related field is required.

KNOWLEDGE:

Advanced principles of preventive maintenance, to include but not limited to:

cooling towers, water lines, steam lines, pneumatics, fluid uses and levels, belts, tensioners, filters, and shaft alignment

Heating, ventilation and air conditioning equipment and operation, including but not limited to, boilers, steam generators, steam traps, air handlers, terminal units, air conditioning units, exhaust fans, dampers, motors, actuators, etc.

Advanced understanding of mechanical, electrical and plumbing systems operational principles, control strategies, and principles and theory of operations for each.

Advanced maintenance and operations of swimming pool filtration equipment, systems and chemical treatment

Cooling and heating water treatment testing and equipment, maintenance, operations and adjustment

Common federal, state and local codes and regulations pertaining to preventive maintenance of systems and equipment

Occupational hazards and safety precautions of the trades

A working knowledge of control systems strategies and layouts.

Understand and follow safety procedures such as lock-out tag-out fall protection and use of personal protective equipment.

ABILITIES:

Maintenance and repairs to mechanical, electrical and plumbing systems and building components

Determine, procure and install parts and materials typically replaced in preventive maintenance activities

Read and understand work orders, preventive maintenance tasks, check lists, equipment operations and maintenance manuals, specifications, material safety data sheets, equipment prints and diagrams, sketches, floor plans, and controls sequences of operations,

Calibrate and maintain and install controls, including pneumatic controls.

Analyze water chemical test results and adjust water treatment regimen accordingly

Operate computer programs used in tracking and executing preventive maintenance work and programs. Offer suggestions for improvements to work control automation strategies to increase the effectiveness and efficiency of the preventive maintenance program in the field.

Preferred Knowledge, Skills and Abilities

Participation in technical training courses involving HVAC is desirable.
