ESSENTIAL JOB FUNCTIONS:
- Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
- Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
- Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
- Provide direction, guidance, and supervision to all maintenance staff, including implementing weekly work schedules.
- Inspect the building and property daily, addressing safety issues promptly.
- Perform routine preventative maintenance and respond to emergency repairs after hours.
- Make budget recommendations for maintenance line items to the Community Manager.
- Order and maintain inventory of building materials and supplies.
- Coordinate with contractors and vendors to obtain bids for repairs and replacements.
- Ensure the general upkeep of building common areas and grounds.
- Perform other duties as assigned.
COMPENSATION
- $34.51 per hour

POSITION REQUIREMENTS / QUALIFICATIONS:
- 3+ years of experience in general maintenance.
- 2+ years of direct supervisory experience.
- Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
- General knowledge of Microsoft Office.
- Affordable housing experience preferred.
- Ability to lift and move up to 50 lbs.
- High school diploma or equivalent; certification in a related trade preferred.
- Must be able to participate in the emergency on-call rotation as needed.
