Full job description - PROJECT MANAGER

COMMERCIAL CONSTRUCTION with a regionally based commercial construction firm that specializes in general contracting. GPAC has been retained by a confidential client to conduct a search for the position of PROJECT MANAGER in the Andover area.

Project Manager Compensation & Benefits The annual salary for the of Project Manager is from $90,000.00 - $120,000.00 per year with total compensation including profit sharing, bonus', benefits, retirement, and allowances far exceeding the stated annual salary.

Project Manager Duties & Responsibilities

  • Responsible for overall direction, completion, and financial outcome of commercial construction-management projects. Candidates will be considered only with 5 + years of commercial construction experience. Support preconstruction efforts:
  • Assist in preparation of budgets and estimates.
  • Provide value design suggestions and work with the project team to implement revisions.
  • Direct and supervise work of project administration.
  • Coordinate work with superintendents, architects, and engineers to establish priorities.
  • Plan and implement all projects.
  • Maintain satisfactory relationships with owners, subcontractors, architects, and engineers.
  • Coordinate permit applications for review/approval and submittal.
  • Coordinate with leader to establish and monitor project goals and prepare project projections.
  • Negotiate, award, and write all subcontracts in collaboration with leader.
  • Complete bid/post-bid subcontractor risk mitigation management
  • Develop and maintain a detailed schedule including:
  • Key preconstruction activities impacting project teams.
  • Identified critical path.
  • Owner move-in, inspections, and punch list
  • Review job costs, billings, and pencil draws for pay applications with the Principal-in-Charge/Market Leader as required
  • Review and approve invoices for any goods purchased directly for general conditions work.
  • Manage shop drawing/submittal schedule as well as requests for information (RFI’s) and change order processes.
  • Coordinate and conduct required meetings.
  • Ensure required inspections are performed and enforce quality control procedures and safety inspections.
  • Review closeout documentation, job costs, billings, and pencil draw.

Project Manager Qualifications:

  • Bachelor’s degree (preferred) in construction, engineering, or architecture related fields or equivalent training and related experience
  • 5+ years in progressively responsible role with extensive commercial construction project management of projects of over $1M.
  • Experience working on educational, institutional, and or private construction projects strongly preferred.
  • Proven record of success on large and/or complex projects
  • Deep understanding of each phase of the construction process, including architectural design and blueprinting, and a knowledge of the market/industry
  • Significant training and experience with cutting edge technology, processes, and procedures that produce accurate, efficient results; Procore is a plus.
  • Must be authorized to work in the U.S.
