Job Overview

Reporting to the Purchasing Manager, as the Estimator you will analyze costs and prepare estimates to facilitate the construction of new homes while providing knowledge of costs and benefits to support profitable business decisions. This role involves about 60% office work and 40% field work, walking the jobs.

Your day-to-day responsibilities will include:

  • Completing and reviewing plan take-offs and estimating job files to ensure accuracy and completeness, as well as estimating material and labor costs while identifying cost savings opportunities.
  • Maintaining a directory of suppliers and trades, fostering positive relationships, soliciting and reviewing quotes, and remaining up to date on pricing and options.
  • Preparing and distributing variance purchase orders, change orders, and other required documents to suppliers or trades, and reviewing weekly takeoff, estimate variance purchase order reports, and preparing monthly accrual budgets.
  • Working with Construction team members, including Construction Managers and Area Construction Managers, to resolve plan and take-off issues, determine variance purchase order requests, actively monitor material deliveries and usage, and address material use concerns.
  • Ensuring accuracy and cohesion of purchase orders and budgets, coordinating with Purchasing, Production, and Construction teams on plan and specification changes, and evaluating and analyzing plan and product budgets for trends within neighborhoods or across plan lineups.
  • Developing and maintaining estimating procedures and processes, monitoring project budgets throughout the project lifecycle, and auditing weekly sample jobs for correct purchase order and addendum issues.
  • Maintaining and verifying engineering and wind brace designs, estimating price-approved custom option requests from sales and the design center, as well as estimating and tracking Lot Related cost estimates for new and existing communities and phases.
  • Assisting Starts Coordinators with any city rejections involving architectural and/or engineering.

Essential Requirements

  • High School Diploma, or equivalent.
  • Minimum 3 years of estimating experience in residential construction.
  • Prior experience working in the Residential Construction industry is required.
  • Valid driver’s licence and access to a reliable vehicle.
  • Satisfactory verification of criminal record check.
  • Strong ability in reading architectural plans.
  • Proficient in using office equipment, Microsoft Office programs (Outlook, Word, Excel, SharePoint, Teams), Adobe and estimating related software (BuildPro, SupplyPro, NewStar or similar).

Preferred Requirements

  • Knowledge of reading plans and working with DWF/DWG is an asset.
  • Experience related to lumber estimating is a strong asset.
  • Experience using BuildPro (Hyphen), or NewStar is nice to have.

Working Conditions

You primarily work in an office setting during regular business hours. Frequent field visits (at least weekly) require regular travel around the North/East of Dallas. Work will have exposure to noise from equipment/machinery and occupational hazards as well as dealing with inclement weather and dust. Additional work hours may occasionally be required.
