Job has Bonus potential added to Salary. 1. PS is responsible for setting up the entire job site i.e. Trailers, phones, dumpsters, toilets, temp utilities, etc Set up also includes, file set ups, wall postings, plan tables, completion of the setup check list. 2. The Superintendent must be organized and have a neat clean job site and trailer. 3. PS must work with the PM to establish a master on going schedule for the project. 4. PS is responsible for a two week "look ahead" schedule to correspond with the ongoing schedule. 5. PS must Keep record of the daily activities via daily job logs. 6. PS must turn in the job logs to the PM at the end of the week to the PM. 7. PS must study the plans and specifications and know the project backwards and forwards. Any discrepancy needs to be brought to the project manager or Architect upon discovery. 8. Check the subcontracts for inclusions and consistencies with the plans. 9. PS must have the ability to foresee problems and address before the task is at hand. 10. PS will hold subcontractor weekly progress meetings and document/hold subcontractor accountable for time of completion. 11. PS will Hold biweekly Owner/GC progress meetings with PM. Document and hold accountable the PM and the Owner if information is required to complete the task if not received. 12. PS will Call in and manage labor with adequate notification if required via a work order through the company's labor department. 13. PS will keep a full set of plans updated hard copy in the trailer on the plan table, have shop drawings on hand and be sure they are approved before using them. 14. Keep progressive field notes on the plans and all other pertinent notes on the CD's so as build's can be established at the end of the project. 15. Read all subcontract agreements and know what each sub has bid on and included. If a given scope of work is not complete, fill in the shortage and inform the PM. If there are holes in the subcontract or items not covered bring it to the PM's attention immediately. Work together as a team to come up with solutions. 16. PS must call subs when you need them to respond. Rely on texting or emailing for back up and documentation. 17. PS must be proficient in computer skills i.e. emailing, texting, MS word, be able to take pictures and email out. 18. PS is responsible for the ORDER OF CONSTRUCTION. The PS is responsible for a seamless schedule flow between the subs and needs to be sure a given sub is not performing out of turn. Experience in scheduling for the order of construction is required. 19. PS is responsible for meeting strangers or people unknown coming on site immediately. The PS must find out who they are before they are allowed to enter and document immediately. 20. PS must handle all tool box talks and safety talks on a regular basis. The PS will have outsourced safety support to rely on should the need arise from our safety director. 21. PS is responsible for requiring the subcontractors to comply with company policy and safety. PS must write up the violations or a "notice of correction" as required and copy the PM on all violations. Record keeping with the safety director is also required. 22. Evaluate overcome obstacles and suggest other alternatives if design issues arise. The PS is encouraged to bring forth value engineering items that can used to be more efficient and possibly save on cost. 23. PS is encouraged to take ownership of the project as if it were your own. Build it as if you were building it for yourself. Our process is a team effort with an open-door policy. 24. PS must keep a clean site , trailer and building. Weekly clean-up is required. 25. PS is responsible for calling all necessary inspections throughout the project and keeping track of them documenting all conversations in the job logs. 26. PS is responsible for punch list compilations with owner and PM. PS must get all items taken care of and help the PM complete the close out document process 27. PS is also responsible for construction testing via calling the inspectors for concrete testing, steel testing, geotech ground testing, etc during the course of the project. Communicate with the PM when test are complete. 28. From time to time a PS may be responsible for supervising more than one job at a time. 29. The PS must be the first man on the site every day getting the subcontractors in line for the day, making calls giving support as needed. 30. The PS needs to be sure the site is secure when they leave for the day. PS must not leave it up to a subcontractor to lock up the site on their behalf. 31. PS is responsible for receiving all materials on site and signing the tickets verifying delivery as such. If a metal building or other materials arrive, the PS is responsible for receiving and checking the manifest for complete delivery. 32. The PS is responsible for handling distractions i.e. loud radios, pets, weapons of any kind, recreational guns like paint ball, food trucks, are not allowed on the job site. 33. The PS and the PM must communicate every day to collaborate in what's going on and give support to one another. 34. The PS must go over the details of the metal building (PEMB) with the subcontractor in a pre-con meeting before they start the erection process. We have THE TRAINING VIDEOS to use for the process before hand and will be used in the field by the PS. 35. The PS is responsible for breaking down the entire job site after completion and closing out the project with the assistance of the PM.
