We are looking for a dedicated and experienced Foreman to lead our service team. This is a working supervisor position responsible for overseeing the quality and efficiency of apartment turnover projects. The ideal candidate will perform hands-on tasks, supervise field crews, coordinate with vendors, and ensure high standards are met. A bilingual candidate (English/Spanish preferred) is strongly desired to support clear communication with diverse team members and subcontractors.
Key Responsibilities:
Lead and work alongside teams performing apartment turnover tasks including painting, general repairs, cleaning, flooring, tub/tile/countertop refinishing, carpet cleaning.
Inspect units before, during, and after work to ensure completion meets quality and safety standards.
Coordinate project timelines and daily assignments, ensuring deadlines are met.
Train and mentor team members to uphold company performance expectations.
Communicate effectively with property managers, subcontractors, and internal staff regarding job status and any issues that arise.
Assist with ordering and inventory of materials and supplies needed for turnover work.
Maintain detailed reports on project progress, labor, and materials.
Enforce site safety protocols and proper tool/equipment use.
Perform vehicles inspections
Qualifications:
3+ years of hands-on experience in apartment maintenance, or turnover operations.
1+ years of supervisory or team leadership experience in a construction or property services setting.
Strong working knowledge of general maintenance trades (e.g., drywall, paint, basic plumbing/electrical).
Excellent problem-solving, organizational, and leadership skills.
Bilingual (English/Spanish) strongly preferred for team and vendor communication.
Valid drivers license. Company provides vehicle
Ability to work in a fast-paced, physically demanding environment
Legal authorization to work
Physical Requirements:
Ability to lift and carry up to 50 lbs.
Regular standing, walking, bending, and lifting throughout the workday.
Comfortable entering and working in various residential units.
