Job Description
POSITION OBJECTIVE
Working under the supervision of the custodial operations manager, the special project technician
supervisor will oversee and perform a variety of procedures in the maintenance of carpet, hard
floor care, soft/rubber floor care, and upholstery cleaning and/or sanitizing. Ensure that the
equipment is kept in top working condition, that chemicals and facilities are maintained in a safe
and sanitary condition. The standard work shift is 5 p.m. to 2 a.m. Monday through Friday working a
40-hour workweek. Work shift times may be switched if needed. Call-ins, overtime and emergency
hours may be required.
ESSENTIAL FUNCTIONS
- Perform and supervise such functions as inspecting and identifying various types of carpet,
materials, stains, defects and conditions. Perform daily maintenance on truck mounted carpet
cleaning system (White Magic). Maintain daily preventive maintenance logs. Ensure that proper
methods of cleaning/repairs are applied. Properly use truck mounted carpet cleaning system or
portable heat extraction units on carpeting and upholstery to insure proper cleaning of
carpets/fabrics. Operate equipment such as vacuum cleaners, pile lifters, high powered and electric
carpet cleaning equipment, and upholstery tools. Handle and use of solvents, detergents, degreasers
and other sanitizing materials and chemicals to treat the carpet/fabrics prior to and following
cleaning. Ensure that all university safety procedures are followed within the cleaning group.
Follow university safety procedures; use appropriate safety gear; use caution when mixing chemicals
and operating electrical equipment; immediately report any accidents and injuries to supervisor.

- Perform and supervise floor restoration on VCT, terrazzo and all other hard floor surfaces.
Ensure that proper methods of floor restoration are applied. Operate pressure sprayers, air movers,
wet vacuums, auto-scrubbers, standard buffers and high speed burnishers. Ensure that all university
safety procedures are followed within the cleaning group. Follow university safety procedures; use
appropriate safety gear; use caution when mixing chemicals and operating electrical equipment;
immediately report any accidents and injuries to supervisor. (45%)
- Perform various tasks requiring bending, stooping, lifting and carrying of such things as
supplies, equipment, furnishing, etc. Keep track of all equipment assigned. Ensure that equipment
is maintained in proper condition, and promptly turn equipment in for repair when needed. Report
malfunctioning or non-functioning equipment, safety hazards, carpet and furniture repairs to the
supervisor. Assist supervisor to plan and prioritize the daily work load in the assigned buildings.
Communicate daily with supervisor to report achievements, progress and problems. Actively seek out
and suggest improvements to operations. During the course of the daily work shift, report any
quality control issues or problems identified in the building to the Supervisor, and if possible
make appropriate recommendations to solve the matter. Recognize when assistance, training, and direction are needed
so that work objectives are accomplished in a safe, complete, efficient, and timely manner. Alert
the supervisor to these situations, and assist as needed. Assist co-workers in other areas and
buildings when necessary; assist security and maintenance staff during emergencies. Identify and
promptly report problems requiring security or maintenance assistance to supervisor. Cooperate with
Security at all times, and assist as needed in emergencies. May need to perform bio-hazardous
cleanups. (10%)

Supervise the special project tech team to make sure all work being done is completed in a timely
manner, safely, and completely.
QUALIFICATIONS
Experience: 5 years of floor work experience required; prefer 1 year of supervisor experience.
Education/licensing High school education required. A valid driver's license free of
significant violations and maintaining an acceptable driving record are conditions of employment
REQUIRED SKILLS
Must be able to read, write and speak English
Must be able to perform simple mathematics for measuring of chemicals and measuring of spaces
cleaned for record keeping

supervision
Must have demonstrated leadership potential through a record of good communication skills

As a member of the Case Western Reserve University service department, must be sensitive to the

Technical cleaning expertise (hard/soft floor care, types of carpets/fabrics)
Strong awareness of hazards typical to the institution (radioactivity, biohazards, asbestos,
chemicals, etc) and related safety equipment and procedures.
Ability to meet consistent attendance.
Ability to interact with colleagues, supervisors, and customers face to face.
WORKING CONDITIONS
The employee must have a current Hepatitis-B inoculation. Other immunizations may be required in
the future, depending on regulatory requirements. The employee will be directly exposed to
excessive noise, fumes and dust, blood borne pathogens, chemicals, commercial products, infectious
agents, pesticides or herbicides, radioactive materials. The employee will be around and using
moving machinery, powered industrial vehicle and has access to restricted areas(s) Work environment
will include being outdoors during all types of weather, and it requires physical strength and
endurance. Frequent heavy lifting of up to 60 lbs., carrying, walking, standing, bending, stooping,
stretching, and climbing of stairs. Must be able to pass required physical examination, including
baseline evaluations of hearing and vision. Must provide a home telephone number; must be able to
