Experienced Handyman Wanted Long-Term Work on Rentals + Airbnb (Charleston, SC)
Were seeking a licensed and insured independent handyman or small handyman company to handle ongoing repair and turnover work for a group of rental properties in Charleston.
Scope of Work:
* Routine maintenance and repair tasks on 13 long-term rentals + 1 Airbnb
* Turnover services between tenants (e.g., patching walls, painting, repairs, etc.)
* Minor plumbing and electrical jobs, lock replacements, appliance installs, etc.
* Rare emergency calls (evening/weekend availability a plus, but not frequent)
Property Locations:
* Most properties are in West Ashley and James Island
* A few are located on the Charleston peninsula and near Folly Beach
Requirements:
* Licensed and insured
* Able to purchase and source materials as needed
* Must itemize labor and materials separately on all invoices
* Must provide clear documentation to the property management company after each job, including:
- Description of work performed
- Time and labor breakdown
- Receipts for materials
- Final cost summary
* Responsive and timely communication with the management company is a must
* Preference for those with a helper or small team, but solo is fine
Why This Role Exists:
We managed these properties ourselves for over a decade with the help of a single trusted handyman. Since his retirement, our property management company has relied on large contractors - often sending them for minor jobs - resulting in high costs for work we know can be done more efficiently.
