Description

  • Endeavor is seeking a Building Engineer III to join our team. The Building Engineer III position has maintenance and building engineering responsibilities at one or more buildings and may either work with other engineers in a non-leadership capacity or as a stand-alone engineer. This position requires an experienced engineer to work within the Engineering Team as a whole. We are looking for individuals who work well within a team and demonstrate excellent communication, organization, customer service and critical thinking skills.

Skills, Accountabilities, and Requirements

Mechanical Systems:

  • Maintain current knowledge of different and new/emerging types of HVAC systems and technologies including but not limited to chillers, pumps, cooling towers, VFDs, terminal boxes, air handlers, roof top units.
  • Develop preventative maintenance programs on HVAC equipment. Perform or oversee others performing preventative maintenance duties on such equipment including filter changes, belt changes, lubricating motors, cleaning coils, and identifying issues. Ensure proper documentation in corporate files of all preventative maintenance.
  • Work with vendor to develop appropriate water treatment plan and oversee vendor's work to ensure performance aligns with plan scope and requirements. Oversee regular PMs of water treatment equipment and legionella testing.
  • Perform and oversee complex trouble shooting on equipment. Identify, manage bid process for, and assist in budgeting for needed upgrades or major repair needs. Develop and facilitate energy savings strategies.

Automation Systems:

  • Monitor performance of mechanical/HVAC equipment using the building automations system. Make changes to system including temperature adjustments, scheduling, and overall building pressures. Understand programmed sequencing of equipment.
  • Thorough knowledge of HVAC issues and complex troubleshooting through visibility to sequencing, data points and trend logs within the BAS system.
  • Manage and develop energy consumption and savings strategies. Develop and meet energy saving goals related to building certifications including LEED, Energy Star, and other third party entities.

Electrical Systems:

  • Develop electrical system preventative maintenance program (ie. infrared, transformer, and switchgear maintenance) and ensure preventative maintenance functions are properly budgeted (especially when performed less frequently than annually).
  • Troubleshoot circuitry and non-functioning components; be able to identify, manage bid and budgeting process, work with suppliers, vendors, and team members to ensure needed repairs are addressed.
  • Thorough understanding of electrical equipment, distribution, and safety precautions such as arc flash, lock out/tag out, etc. Manage lighting control systems and maintain one-line drawings. Ability to read electrical diagrams and schematics for the purpose of trouble shooting.

Plumbing Systems:

  • Thorough knowledge of plumbing and drainage systems. Be able to perform complex problem solving for larger systemic issues.
  • Be able to identify, manage bid and budgeting process, work with suppliers, vendors and team members to ensure needed repairs are addressed.
  • Manage performance of exterior drainage components included retention/detention ponds, area storm drains, swales, etc. Regularly inspect property for ponding and pooling. Manage team or vendors to correct deficiencies.

Fire & Life Safety Systems

  • Manage code compliant inspection process and repairs needed to the system. Assist Property Manager in accurately budgeting for inspections and any needed repairs. Ensure proper documentation of inspections and repairs in corporate filing system and with appropriate government authority.
  • Manage fire panels and the points they monitor, pump systems, dry and wet automatic systems. Familiarity with specialty tenant fire life safety systems.
  • Monitor piping for leaks or vulnerabilities; identify areas where piping has deteriorated and may cause risk to building. Proactively identify obsolete, non-code-compliant components. Manage bid process and assist Property Manager in correctly budgeting replacement of these items.
  • Keep abreast of changes made to applicable fire code.

Construction Management

  • Thorough understanding of construction drawings. Ability to update/maintain/develop as-built drawings.
  • Assist construction management with plan review for new construction and capital projects.
  • Manage buildings' plan library by keeping plans and close out documents organized and current.
  • Perform project oversight of construction projects, attending construction meetings, giving input on RFIs, and understanding/advising Property Manager and Construction Manager on construction's impact to buildings, tenants, and landlord.

General Building

  • Perform regular interior building inspections in common areas and tenant spaces; open work orders for any deficiencies.
  • Perform regular exterior building inspections of exterior and parking areas to include hard surface conditions (trip hazards, etc), caulking, waterproofing, garage, structure, roof, expansion joints and facade.
  • Perform periodic painting, carpentry, and general maintenance repairs to commercial buildings.
  • Knowledge of site utilities and shut off locations.
  • Manage access control system to include card programming, reporting, scheduling, trouble shooting, and implementing audit procedures. Knowledge of general property security systems.
  • Familiarity with submeters, multipliers, phasing, installation and operation verification, trouble shooting
  • Aid property manager in project planning, bidding, budgeting, and management. Assess building needs and opportunities and recommend projects (both capital and operating) to property manager.
  • Assist property management team in creating, implementing and/or updating property "brain book" (aka building emergency response protocols and information book).
  • Clean and maintain various onsite areas/items such as grounds, lighting, mechanical rooms, tools and equipment.
  • Remove trash from grounds.

Safety

  • Enforce all OSHA guidelines are observed within team. Work to establish team awareness of safety issues and risk assessment. Monitor onsite vendors and ensure use of safety best practices.
  • Ensure compliance with applicable building codes, government agencies and company directives as they apply to building operations.

Software (Preferred)

  • Thorough knowledge of work order systems (Angus experience preferred) including preventative maintenance planning & management portions, time, and performance tracking systems (Paycom).
  • Working knowledge of Microsoft Office including Word, Excel, and Outlook. Experience with Teams and Sharepoint preferred.

Other

  • Be able to rapidly respond to emergency situations at the building during non-business hours.

Qualifications

Minimum Requirements

  • High School Diploma or GED
  • 7-10 years building engineering or closely related field with some project supervision experience.
  • SMA preferred/ SMT, CFC Universal License (or within 90 days of employment), Valid Drivers License.
  • Ability to lift 50 lbs.
  • Training Required (within 90 days of hire) - Engineering & Facilities Operations Safety Manual Training.

Other:

  • An Engineer may be hired for one or multiple buildings. As assets sell or change staffing, Engineers may be shifted to other properties. Willingness to travel between various assets may be required.
  • Duties will require that the individual possess the ability to safely life 50 lbs of weight/equipment to a distance of at least shoulder height (i.e. motors/pumps, ladders, tools, etc).
  • Individual must also possess excellent motor skills to carry out their daily tasks (must be able to lift, bend, stoop, climb, crawl, walk, hang, push, pull, carry, kneel, drag, reach and maintain compacted/extended body positions for brief periods of time).
  • Must be able to communicate via email and smart phone.
  • Must have dependable transportation and the ability to be on call 24/7, as needed.
