Position Summary The Level I Project Manager is responsible for the successful and profitable completion of all operational aspects of assigned construction projects. The Project Manager is responsible for overseeing one or more projects, in addition to assembling project tasks, executing specific project related activities, developing project schedules and is responsible for properly performing the necessary activities to ensure project success. Key Measurables: 1) Manage the minimum value of projects as required (min $3 - $4 million) annually. 2) Demonstrate consistent aggregate monthly positive billing on projects (10 out of 12 months), as measured by monthly Work in Process (WIP) reports. 3) Meet or exceed, on an annual aggregate average, both the targeted gross margin on the contract value of projects, AND the targeted gross margin on the respective change orders associated with the projects, as measured by the WIP reports. 4) Provides consistent and accurate monthly reporting throughout the year. 5) Engages in ongoing communications with clients to pre-sell monthly billed amount resulting in prompt, undisputed invoice payments. Achieving the key measurables associated with the position will qualify the individual to participate in the PPS discretionary annual bonus pool. Essential Duties and Responsibilities: An individual in this role is a professional and personable person, committed to the success of projects and the organization, demonstrated by performing the following duties, where other applicable duties or responsibilities may be assigned from time to time: 1) Plan a construction project and prepare a project schedule. 2) Cooperate fully with the Project Team to get the project completed. 3) Review contract drawings and specifications and ensure that the project is built in accordance with these documents. 4) Identify areas of conflict, contradiction and find a solution. 5) Ensure the timely submission, distribution and review of product submittals, including those of our subcontractors. 6) Ensure that the contract drawings are the same as the estimate set of drawings. Prepared documents for clear and concise turn-over package as well as for all progress meetings. 7) Process changes received from the project client, itemizing changes and presenting them to the client with confidence that the pricing is in accordance with the requested changes 8) Create, submit and maintain job information sheets on a regular basis and at a minimum of once per week. 9) Meet with Owners, General Contractors and others in a professional manner and have the ability to communicate effectively both the concerns and best interests of the company. 10) Ensures there are no encumbrances to client issuing payment in full for the contract price including all accumulative changes, credits, etc. 11) Instill a positive working relationship with the Client, Owner or their Representative, to ensure repeat business. 12) Prepares regular, scheduled, timely, and accurate reporting and information flow to facilitate prompt billings. 13) Monitor a project's material and labor costs and ensure accurate quality reporting is being conducted. 14) Have the ability to read, interpret, analyze and forecast a project's cost report and determine the status of the job in terms of schedule and costing. 15) Be aware of unit costs and monitor and compare progress on site with that of the project's estimate. 16) Conduct/attend regulate project progress meetings and ensure participation by the necessary parties. 17) Coordinate, manage, and communicate with all subcontractors and effectively deal with problems such as delivery, labor, schedule, and payment disputes. 18) Maintain a good working knowledge of unions agreements and their impact on the project(s). 19) Ensure that the project provides a positive cash flow position and prepare Project Manager Reports accurately and timely for submission to the Group Manager and job cost department. 20) Submit weekly lookahead plan to your supervisor on Fridays before EOD. QUALIFICATIONS: To successfully perform and execute the requirements of this role, the individual must hold or exhibit the following qualifications: Education and/or Experience: Education and experience requirements include a construction management degree or equivalent combination of technical training plus 2 years of experience/knowledge in construction management is required. Superior communication and interpersonal (tact, diplomacy, influence, etc.) skills are essential. Software fluency and proficiency is required including Windows Office Suite (Outlook, Word, Excel) and Accubid Estimating, Procore or Build, Open Space, Kojo and Bluebeam/Adobe Acrobat. Good mathematical, organizational and administration skills, ability to assume responsibility and to interface and communicate effectively with others, have strong interpersonal skills and be self-motivated with enthusiasm for challenge and new initiatives are prerequisites Health & Safety Responsibilities: An individual in this role is responsible with ensuring that work is performed within the established policies, procedures and guidelines of the organization and applicable legislation. The individual ensures that all safety documentation is displayed as required and available at site locations, and fulfills the Health & Safety requirements for Managers and Supervisors as detailed in the organizations' Health & Safety program. Language Skills: An individual in this role must be able to create written reports and instructions/procedures, and to deliver coaching, training and other interactions verbally to clients and staff. Frequent face to face interaction with clients, general contractor representatives and other staff is required. Mathematical Skills: Proven skills to deal with addition, subtraction, multiplication, and division to compute percentages, costs, gross margins and gross profit as well as computational skills required in labor and material estimating and schedule analysis. Certificates, Licenses and Registration: PMP Designation is preferred though not required. Technical / Software Skills: Proficiency with PDF documents, MS Word and MS Excel is required. Physical Demands: The individual is frequently required to walk, stand, reach, and crouch. Frequent travel to sites to review, supervise and manage projects is required, where ladder climbing or ascending and descending scaffolding may be necessary to reach site locations and inspect work. Work Environment: The environments are typically construction sites as varying degrees of completion where exposure varies with the degrees of hazards potentially present. Protective headwear, footwear, ear protection and eye protection are usually necessary depending on circumstances. The walking surfaces can vary from uneven dirt with excavated areas to loose gravel to hard concrete floors.
