Project Manager
Jackson Dean Construction has an immediate need for Project Managers. Project Managers will provide overall management direction for their assigned project(s), ensuring the construction complies with design, budget, schedule and all client requirements. Project Managers will work with the Marketing team to development new business opportunities. They will also assist in estimating efforts, compiling and reviewing RFPs and estimates.
Ideal candidate's scope of work:
Oversees and has complete authority of total construction effort to ensure project(s) are constructed in accordance with design, budget, schedule, and individual Subcontractors' Scopes of Work. Includes interfacing with client representatives, Subcontractors, Field Personnel, etc.
Responsible for buyout of all subcontract work and materials, including all paperwork related thereto.
Ensures that all company and client policies, procedures, standards, etc., are adhered to, and interprets policies as required (including job file documentation).
In concert with the Estimating Department, prepares job budgets, which satisfy both Estimating needs and job progress monitoring and updating. Verifies cost coding is being applied correctly into the accounting system.
Assures that all project invoices are appropriately billed, and that all payments for materials and Subcontracts are appropriately paid.
Ensures that Superintendents are supported on safety as a company priority.
Assists Estimating in:
1. Reviewing proposal specifications and drawings to determine Scope of Work
2. Calculating various data, including quantity take-offs, material price lists, labor costs, equipment, etc.
3. Research historical data (purchase orders, subcontractors, productivity analysis reports) and compiles summary reports to develop guidelines and procedures for further estimates.
Provides periodic project cost reporting on a monthly basis.
Assists in the development and training of project engineers.
Ideal candidate's character traits:
Superior communication skills; verbal, written and interpersonal (tact, diplomacy, influence, etc.).
Innate attention to detail, while seamlessly toggling between projects and tasks.
Ability to be flexible and adapt to the ever-changing environment the industry demands.
Applies innovative and effective management techniques to maximize employee performance.
Ideal candidate's skills and qualifications:
Four-year construction management or engineering degree or equivalent (can be experience based), plus extensive knowledge of construction, design, finance and management.
Thorough understanding of corporate and industry practices, processes, standards, etc., and their impact on project activities.
Computer skills required as follows:
1. Thorough knowledge of WinEst Estimating Software.
2. Thorough knowledge of MS Office Suite (Excel, Word, Project)
3. Thorough knowledge of Microsoft Outlook and organizing emails, tasks, multiple calendars.
4. Ability to schedule and analyze schedules (short and CPM) in Microsoft Project.
5. Electronic file management and organization.
6. Ability to learn and utilize the proprietary project management computer programs designed by Jackson Dean Construction (contracts, projection logs, letters, etc.)
