PROJECT MANAGER DUTIES, FUNCTIONS and RESPONSIBILITIES -**

**1. Project Planning and Pre-Construction -**

- **Develop and manage site work project plans, schedules, and scopes.**

- **Review drawings, specifications, and permits to ensure readiness.**

- **Coordinate with engineers, surveyors, and clients to prepare the site for construction.**

- **Participate in pre-construction meetings and site assessments.**

**2. Budgeting and Cost Control -**

- **Prepare and manage project budgets, cost estimates, and forecasts.**

- **Track job costs and ensure adherence to budget constraints.**

- **Review and approve vendor/subcontractor invoices and change orders.**

**3. Procurement and Resource Management -**

- **Procure materials, equipment, and subcontracted services needed for site work (e.g., aggregate, pipe, erosion control products).**

- **Ensure availability and efficient deployment of labor, machinery, and materials.**

- **Oversee subcontractor performance and coordination.**

**4. Scheduling and Coordination -**

- **Develop detailed schedules for all site work activities (e.g., clearing, grading, underground utilities).**

- **Coordinate tasks with utility companies, inspectors, and general contractors.**

- **Adjust schedules as needed based on weather, site conditions, and project changes.**

**5. On-Site Supervision and Leadership -**

- **Visit job sites regularly to ensure work progresses as planned.**

- **Direct foremen, equipment operators, and crews performing site-specific work.**

- **Address and resolve on-site conflicts, technical issues, or delays.**

**6. Quality Control and Compliance -**

- **Ensure all site work meets specifications, standards, and regulations.**

- **Conduct inspections and work with engineers to verify compaction, utility depths, and elevations.**

- **Ensure erosion control and environmental compliance measures are in place and maintained.**

**7. Safety Management -**

- **Enforce job site safety protocols and OSHA regulations.**

- **Conduct safety audits and ensure crews use proper PPE and follow safety plans.**

- **Investigate and report incidents, if any, and implement corrective measures.**

**8. Communication and Reporting -**

- **Serve as the primary point of contact for clients, engineers, inspectors, and general contractors.**

- **Lead project meetings and provide updates to stakeholders.**

- **Maintain thorough documentation of daily activities, issues, and resolutions.**

**9. Change Management and Problem Solving -**

- **Manage and document changes to the project scope and schedule.**

- **Evaluate and respond to RFIs and change orders related to site work.**

- **Resolve issues proactively to minimize impact on schedule or budget.**

**10. Project Close-Out -**

- **Oversee site restoration, final grading, and punch list completion.**

- **Ensure all site work is documented, inspected, and approved.**

- **Deliver final reports, as-builts, and warranty documents to clients.**
