Job Summary:

Under minimal supervision perform diversified duties to install, diagnose, repair and maintain laboratory and building equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the company's business goals and objectives. This position requires hands-on experience and technical competency in troubleshooting and maintaining HVAC systems, air handling units (AHUs), fume hoods, chillers, dehumidifiers, and other lab-specific utilities.

Responsibilities:

  • This position requires extensive time working with Facility maintenance programs such as but not limited to: Building Automation systems (BAS), Computerized Maintenance Management Systems (CMMS).
  • Process and update work orders and Preventative Maintenance tasks in the (CMMS) Computerized Maintenance Management System software to develop a critical component of an ISO program; specialized training required and provided by the company.
  • Respond to work orders and informal requests in a timely manner.
  • Regularly inspect all areas of building and grounds and report deficiencies.
  • Provide emergency / unscheduled repairs or replacement of laboratory equipment or facility repairs.
  • Read and interpret equipment manuals and work orders to perform required maintenance and service.
  • Maintain spare parts inventory for critical and noncritical equipment within budget.
  • Perform regular preventative scheduled maintenance on laboratory, facility equipment and HVAC systems per manufacture's guidelines.
  • Monitor daily, the Building Automation System (BAS) and report issues to the Maintenance & Facility Manager
  • Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
  • Work with EH&S Department to maintain equipment and report potential or existing issues.
  • Maintain a clean, orderly and safe work area.
  • Interact with service providers or contractors for equipment warranty repair or service not covered by the company.
  • Provide after-hours emergency assistance and corresponding services.
  • Collaborate with the Maintenance & Facility Manager for the maintenance budget and spending.
  • Perform all other duties as assigned or needed.
  • Participate in equipment installation, startup, and qualification processes in collaboration with internal stakeholders and third-party vendors.
  • Troubleshoot and maintain Temperature control equipment, compressed air, and gas delivery systems that support research operations.

Qualifications:

  • Associates degree, recognized certifications or equivalent experience.
  • 3-5 years as a building engineer or equivalent field experience including extensive knowledge of commercial property mechanical, electrical and plumbing systems, various HVAC systems, and pneumatic, DDC and building automation systems.
  • 3-5 years of direct, hands-on experience in commercial HVAC systems, lab support equipment, and mechanical infrastructure within a pharmaceutical, biotech, or laboratory environment preferred.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • To perform this job successfully, an individual should have knowledge of Microsoft Office and (CMMS) Computerized maintenance management systems.
  • Demonstrated ability to read and interpret HVAC schematics, system sequences, and equipment control logic.

Physical Demands:

  • Extensive walking inside of buildings and around exterior areas of the sites.
  • Climb and descend ladders and stairs.
  • Lift and carry at least 75 pounds.
  • Work around electrical equipment using proper safety procedures.
