As a Maintenance Technician II - Specialty , Maintain related building facilities and equipment, with a primary focus on painting and drywall repair, to ensure a reliable, safe, and aesthetically pleasing environment for residents, visitors, and employees. Employee will work independently and with other Blue Skies of Texas and contracted maintenance personnel to ensure timely and proper maintenance of all physical plant facilities, prioritizing high-quality painting and drywall finishing.

What you will do in this role:

  • Plans, organizes, and manages assigned work orders to achieve greatest productivity and work efficiency, with safety, quality of work, and professional painting and drywall finishing being the highest priorities.
  • Complies with all maintenance department and Blue Skies safety rules, regulations, and general policies, including safe handling of paints - paints, primers, and drywall materials.
  • Responds immediately to emergency maintenance calls, ensuring the safety of residents and facilities, including urgent painting or drywall repairs to maintain safety and aesthetics.
  • Responds promptly to all work orders in the CMMS system, prioritizing urgent and life safety-type work orders, and logs time tracking accurately within the system.
  • Performs high-quality painting tasks, including surface preparation, priming, color matching, and applying interior and exterior paints to walls, ceilings, trim, and other surfaces.
  • Executes professional drywall repairs, including patching holes, repairing cracks, taping, mudding, sanding, and finishing to achieve a smooth, seamless surface.
  • Assists in maintaining inventory of painting and drywall materials, parts, supplies, tools, and equipment, ensuring adequate stock for timely repairs.
  • Ensures all Company-provided, job-required tools, such as tool belt, tool bag, tool box, painting rollers, brushes, and drywall tools, are in possession and on-hand when responding to work orders.
  • Performs mechanical-related tasks, minor electrical and basic plumbing repairs, and minor carpentry tasks, as directed.
  • Troubleshoots and repairs or replaces door hardware.
  • Changes out appliances such as dishwashers, refrigerators, and stoves, and performs minor repairs and preventive maintenance on same, as directed.
  • Serves as first responder for hot and cold calls.
  • Performs other duties as assigned by Supervisor.

Qualifications

Qualifications:

  • Required: Possess a minimum of at least three years work experience in the maintenance or repair field (trade school can be considered).
  • Required: Must possess a current, valid Texas drivers license with a good driving record and remain insurable by Blue Skies carriers.
  • Preferred: Certification in painting or drywall repair from a recognized trade program is a plus.
  • Preferred: High school diploma or equivalent. Minor repairs and preventive maintenance experience of small appliances is a plus.
  • Must be able to respond to and address emergency situations in a prompt, safe, and correct manner without supervision.
  • Basic knowledge of tools and equipment needed to maintain a large Continuing Care Retirement Community complex.

Work Schedule: Core work hours are from 8:00 am to 5:00 pm, Monday through Friday; however, special projects, assignments, and department goals and objectives may require working additional hours, including evenings, weekends, and holidays, and potentially On-Call.
