The WCU Preventative Maintenance (PM) Shop Foreman will lead and manage a team which performs the regular and routine maintenance of equipment in WCU's educational and general buildings. Additionally, oversees all maintenance of Sykes Student Union and Student Recreation Center auxiliary buildings. The PM Shop Foreman will have a strong understanding of how buildings operate functionally and mechanically. The Foreman must have the ability to work under pressure and meet deadlines required.
As the PM Shop Foreman, the candidate will be responsible for ensuring that all work is completed efficiently, safely, and to the highest quality standards. This foreman will work closely with faculty, staff, and their shop to deliver exceptional results on time and within budget. This role requires excellent leadership skills, attention to detail, and the ability to solve problems effectively. The shop's primary function is to minimize unplanned equipment failure and ensure optimal functionality of campus buildings.
The ideal candidate will have a strong understanding of techniques, tools, and materials in multiple trades; Knowledge of the hazards and safety practices of trades; Knowledge of building automation systems and field components.
Responsibilities Include:
Ensure all assigned work meets quality and safety standards according to all state, federal & university codes and requirements.
Review work orders daily in CMMS. Assign, schedule & close out work orders with all necessary data.
Utilize a mobile device for accessing & completing work orders and maintenance workflows.
Lead, supervise & train a team of maintenance technicians of various skill sets, manage equipment, supplies & vehicles on various campus projects.
Submit project estimates of materials & labor hours from project plans, scope, blueprints and/or walkthroughs.
Resolve any issues or challenges that may arise on maintenance projects and within shop.
Collaborate with other shops and/or departments to identify and prioritize maintenance needs, ensuring minimal disruption to operations.
Locate, order and manage materials & supplies for assignments within the shop budget.
Prepare annual employee performance reviews on all assigned direct reports.
Install drywall, finish trowel or skim coat walls.
Inspect and operates HVAC equipment and machinery to determine that all are functioning properly.
Inspect connections and other parts of plumbing systems for leaks.
Examine and test elements of electrical systems to locate obvious faults, such as blown fuses, short circuits, broken wires, loose connections, and worn motor brushes.
Other duties as assigned.
As a member of the Facilities Divisional staff, this position is deemed essential. Essential employees must remain or report to work during partial or full day closings of the University due to hazardous road conditions, emergency circumstances or for other reasons.
Minimum Qualifications
Five years' experience as a lead worker or tradesman in construction work, including some experience in the operation of automotive equipment and light and heavy construction equipment; and such training as may have been gained through graduation from a standard high school or vocational school, including courses in mathematics
OR
Any equivalent combination of experience and training.
Required Knowledge, Skills & Abilities:
Thorough knowledge of methods, tools, and equipment used in construction and reconstruction work.
Thorough knowledge of traffic laws and safety rules pertaining to the operation of all equipment used in construction work.
Ability to use and instruct personnel in the use of construction tools and equipment.
Ability to plan work, do work assignments, and supervise a variety of tradesmen so as to obtain maximum efficiency.
Ability to prepare and maintain records and reports.
Ability to read construction plans and blueprints.
Preferred Qualifications
Experience as a maintenance supervisor or similar role.
Formal (technical school) training and education.
