Lead Maintenance Supervisor - Contract-to-Hire | Mon-Fri 8:30-5:30 | Free Rent Unit Available (Post-Conversion)
Tax Credit Property | 100+ Units | Immediate HVAC Experience Needed
We're seeking an experienced Maintenance Supervisor to manage day-to-day operations at a 100+ unit residential property with older infrastructure. This is a contract-to-hire role with significant potential for advancement.
Key Responsibilities:
Oversee on-site maintenance, including HVAC, plumbing, electrical, pool, and general repairs.
Supervise and assist with make-readies and unit turnovers; conduct final walkthroughs.
Ensure compliance with tax credit property inspection requirements (e.g., GFI outlets, CO2/smoke detectors).
Prioritize and complete work orders in both occupied and vacant units.
Maintain inventory, organize the shop, and uphold cleanliness.
Coordinate preventive maintenance and manage vendor work as needed.
Maintain a clean and professional appearance suitable for tenant interaction.
Qualifications:
3+ years of residential maintenance experience, especially with older HVAC, electrical, and plumbing systems
HVAC certification strongly preferred at start (required for full-time hire); pool certification can be obtained post-hire
Familiarity with tax credit housing regulations is a plus
Ability to perform physical tasks including appliance moving and ladder work
High school diploma or GED
Reliable attendance and a strong work ethic; capable of working independently within a small team
