Commercial Waterproofing-Estimator

Core Responsibilities:

1. Estimating & Preconstruction:

Perform accurate quantity takeoffs and material/labor estimates from architectural drawings and specifications.

Analyze scopes, identify exclusions, clarify ambiguous items, and propose cost-effective alternatives when appropriate.

Prepare detailed and well-organized proposals and bid packages that reflect scope, inclusions, exclusions, and assumptions.

Collaborate with vendors and subcontractors to obtain competitive pricing and lead times.

Attend pre-bid meetings and job walks, as needed.

Ensure estimates align with project margins and business development goals.

Participate in scope reviews and provide feedback to leadership and project managers.

2. Proposal Strategy & Bid Follow-Up:

Track and update the bid log and forecasting pipeline.

Conduct post-bid follow-ups with GCs or clients to gather feedback and maintain relationships.

Participate in kickoff and handoff meetings with the project team to ensure field understanding of the scope.

Maintain proposal templates, vendor databases, and unit pricing history for continuous improvement.

Collaboration & Field Integration:

Work closely with the field team to ensure understanding of installation conditions, logistics, and sequencing.

Periodically visit jobsites to verify that estimated scopes and field execution align.

Support change order pricing and scope adjustments post-award when necessary.

3. Financial Oversight & Compliance:

Ensure all pricing includes accurate labor rates, production factors, materials, equipment, and risk allowances.

Protect project profit margins by validating assumptions and maintaining disciplined estimating practices.

Align estimates with Merit's standards for quality, safety, and schedule expectations.

4. Vendor & Client Relations:

Build and maintain relationships with product manufacturers and reps to stay current on system updates, pricing, and compliance requirements.

Ensure bid submissions reflect manufacturer-approved systems and are in line with client expectations.

5. Reporting & Accountability:

Report weekly on bid volume, win/loss metrics, and estimating KPIs.

Coordinate with project managers and accounting to ensure smooth handoff, forecasting, and billing alignment.

Provide input for margin reviews, post-job analysis, and best practices.

Required Qualifications:

3+ years of experience in commercial waterproofing estimating or a related field.

Strong knowledge of fluid-applied, sheet membrane, below-grade, air barrier, expansion joint, and general waterproofing systems.

Ability to read and interpret construction drawings, specifications, and submittals.

Proficiency in Bluebeam, Excel, and digital takeoff software (PlanSwift or equivalent).

Strong organizational, time management, and communication skills.

Comfortable working in a fast-paced, deadline-driven environment with multiple concurrent bids.

Preferred Skills:

Field experience in waterproofing or a related trade is a plus.

Familiarity with construction schedules, safety protocols, and logistics.

Bilingual (English/Spanish) is beneficial, but not required.
