Project Manager/Senior Project Manager, Capital Investments Reports to : Senior Vice President and Chief Capital Investments Officer Position Location: Richmond, VA About Apple Hospitality REIT, Inc. Apple Hospitality REIT, Inc. (NYSE: APLE) is a publicly traded real estate investment trust ("REIT") that owns one of the largest and most diverse portfolios of upscale, rooms-focused hotels in the United States. JOB SUMMARY: As a Project Manager, one is responsible for executing all aspects of the capital investment and renovation projects for Apple Hospitality REIT properties. This role must have strong communication, project management, financial acumen and negotiation skills and requires one to juggle multiple priorities, projects and deadlines at once. KEY RESPONSIBILITIES: Oversee the planning, coordination and financial control of capital projects and hotel renovations; provide thorough project documentation and correspondence to all applicable parties. Provide deep insight and knowledge on brands to better understand their vision and initiatives and ensure renovations align with their brand strategy; disseminate information across project portfolio. Visit work sites, define scope of work and risk assessments. Prepare accurate and appropriate project scope and budgets that maximize value driven to the portfolio by the renovation. Establish and maintain project schedules to minimize business interruption. Ensure that quality standards are adhered to during projects. Identify opportunities to value engineer items to reduce costs while balancing and executing impactful renovations. Prepare and review contracts for SVP/Chief Capital Investments Officer signature. Serve as a project leader and ensure successful implementation and coordination of contractors, consultants, brand representatives and property management. Shepherd design process to achieve appropriate design intent as well as necessary internal and brand approvals on schedule. Review and approve vendor invoices. Lead pre-construction, progress and other project meetings and provide updates to all stakeholders. Implement and manage the appropriate level of on-site supervision to ensure optimal performance of each project team. Respond in a timely manner to all contract agreements, instructions, and inquiries. Review purchase order contracts, specifications, and drawings for accuracy and opportunities. Review monthly project cost reports, draw schedules and change order logs to make certain project is on track and within budget. Partner with Director of Capital Projects and Chief Capital Investments Officer to coordinate, review, and monitor the actual and projected cost for the project. KNOWLEDGE, SKILLS & ABILITIES: B.S. degree in Engineering, Construction, Design/Architecture and/or Business/Finance. Extensive experience in project management is required for Senior Project Manager role; experience with projects in hospitality, restaurants or multi-family is preferred. We define extensive experience in terms of a candidate having led a large number of projects as the lead project manager, with a portion of the projects being more complex in nature. Travel within the United States required. Superior communication skills, including oral, written and interpersonal skills; ability to organize and effectively implement capital asset management procedures; ability to reconcile multiple perspectives and priorities associated with hotel ownership, hotel operations and brands; ability to interface with legal and finance. Strong negotiation skills; utilizes keen insight and rapport making abilities to convey message in a way that reaches desired outcome; ability to influence individuals to accomplish results. Strong project management skills; detail oriented with the ability to juggle competing priorities and meet all deadlines; delivers quality work with a high sense of urgency and accountability. Self-starter who can work independently as needed. Strong analytical and problem-solving capabilities to quickly identify and resolve roadblocks and barriers within a project and/or team. Strong financial acumen; ability to develop and analyze data to leverage within capital investment projects. Proficiency in the use of financial spreadsheets and word processing software such as MS Excel and Word. Knowledge of Smartsheets a plus. Ability to learn and adapt to industry specific software. Thorough knowledge of hotel industry design and construction; construction industry contracting and scheduling; and technical and project management standards.
