Examines building plans and specification for compliance with applicable building and zoning code. Reviews plans and permits submittals for compliance with adopted Town codes.
WORK ACTIVITIES:
- Reviews plans and permit submittals for residential, interior finish, commercial, swimming pools, room additions and single trade permits for compliance with all adopted city codes.
- Answers technical code questions for architects, engineers, contractors and homeowners.
- Approves building plans and permit plan submittals.
- Coordinates plan review of projects and other activities with other Town departments.
- Furnishes information to the public regarding the requirements of building codes and zoning ordinances.
- Requires corrections be made when deficiencies in code conformance exist and assists builders, design professionals and owners in code compliance.
- Assists in the issuance of permits for construction and determination of applicable permit fees.
- Assists in maintenance of records of permits and inspection activity.
- Interacts with citizens, builders, and developers regarding inquiries, complaints and recommendations.
- Suggests maintenance and upgrades of codes and ordinances to the Building Official as required.
- Performs the duties of Building Inspector as may be required.
- Adheres to departmental, personnel, and safety policies and procedures.
- Informs supervisor of all work activities.
- Assists other departments and co-workers as needed.
- Performs other duties as assigned.
BASIC QUALIFICATIONS:
- A High School Diploma or General Equivalency Diploma (GED) is required.
- Must be certified as a Certified Plans Examiner by ICC within 18 months of hire.
- Must have a valid Texas Drivers License and driving record must be in compliance with Town policy.
W ORK EXPERIENCE:
- Must have at least 45 semester hours of college-level courses with emphasis in architecture, engineering, or drafting, or at least one (1) year of construction related experience dealing directly with building code regulations.
Must submit to and pass a post-offer, non-regulated drug test and thorough background checks (including criminal history).
KNOWLEDGE / SKILLS / ABILITIES:
- Must have a working knowledge of applicable codes, ordinances and regulations regarding the building industry; terms, symbols and techniques used by architects, engineers and designers in construction plans and specifications; data and format requirements for plats, maps, and diagrams; engineering design principles and techniques; and architectural design principles and techniques.
- Must have an extensive working knowledge of residential and commercial building construction.
- Must have a working knowledge of pertinent construction codes and ordinances, and legal procedures involving enforcement of building codes and ordinances.
- Must have good communicative skills, both oral and written to include spelling, grammar, punctuation, and sentence structure.
- Must be able to read and understand blueprints, codes and ordinances, and construction plans and specifications.
- Must be able to understand and carry out oral and written directives; work well under pressure and stress; handle multiple tasks; prioritize and organize work assignments; work effectively and efficiently with distraught and irate customers and maintain a pleasant and friendly demeanor and personality at all times.
