Description:
Supervises facility maintenance employees engaged in one of the following three areas: Building HVAC/Electrical, Building Janitorial, or Transit-Related Amenities. This position reports to the Deputy Director of Facility Maintenance and may supervise contractors and contracted services.
Essential Functions:
- Plans, schedules, and assigns the daily activities of facility maintenance personnel to ensure that buildings, systems, structures, equipment, grounds, and other transit-related amenities are fully operational, clean, and ready to meet service support requirements.
- Monitors employee performance; and provides effective coaching and counseling to guide employees toward high work standards and performance.
- Initiates and reviews work orders for facility maintenance activities; and inspects/supervises work in progress to ensure all jobs are executed according to industry repair standards, completed on schedule, and released in a safe and clean manner.
- Establishes and adjusts priorities for the maintenance, repair, and/or modification of agency-owned facilities, transit-related amenities, and related equipment in accordance with work demands, critical nature, resources, and manpower availability.
- Makes informed decisions on facility maintenance repairs, and consults with the Deputy Director of Facility Maintenance for guidance.
- Provides detailed technical assistance and/or instructions.
- Ensures that all policies, procedures, and work rules are followed.
- Researches and prepares Project Status Reports and identifies cost breakdowns and department expense requirements.
- Monitors employee attendance and work performance; maintains discipline through equal application of all rules, procedures, policies and the Labor Agreement; and documents and recommends any necessary discipline to Deputy Director.
- Performs other duties as may be required or assigned.
Required Qualifications (Depending on Area of Assignment):
HVAC and Electrical:
- High School diploma or GED plus four years of electrical or HVAC experience plus two years of experience in a supervisory or lead capacity; or a combination of related education, training and experience.
Janitorial:
- High School diploma or GED plus four years of custodial services experience plus two years of experience in a supervisory or lead capacity; or a combination of related education, training and experience.
Amenities:
- High School diploma or GED plus four years of painting and cleaning experience plus two years of experience in a supervisory or lead capacity; or a combination of related education, training and experience.
Desired Qualifications:
- Six years of experience in area of assignment.
