Position Title: Land Development Manager
Location: On-Site - Kaneohe, Hawaii
Schedule: Full-time; open availability including weekends and holidays is required
Reports To: President & CEO
POSITION SUMMARY
The Land Development Manager is responsible for leading and executing land improvement activities and landscape installation and maintenance efforts across Kualoa Ranch. This position oversees both the Landscape team and Heavy Equipment Operators, ensuring that land-based projects enhance guest experience, support agricultural growth, and uphold the ranch's commitment to environmental stewardship.
This role involves collaboration, hands-on project management and daily team oversight. The Manager works closely with the President and company directors to implement projects that balance beauty, function, and cultural sensitivity. The ideal candidate will bring strong leadership, technical knowledge in land shaping, handling large rocks, equipment operation, and a creative eye for landscape aesthetics rooted in Hawaii's natural environment.
KEY RESPONSIBILITIES
Landscape Development & Maintenance
Lead all site improvement and land development projects including clearing, grading, placing large rocks, and drainage
Supervise and coordinate heavy equipment operations for land shaping and infrastructure preparation
Collaborate with the president and other Directors to execute projects that prepare land for agricultural use, guest access, or new construction
Collaborate with department managers to align current projects with operational needs and future growth
Road and trail construction and maintenance
Be able to handle multiple projects
Team Leadership & Operations Oversight
Engage with, supervise, schedule, and mentor the Landscape team of about 20 people and about 6-8 Heavy Equipment Operators
Select, engage with and oversee the work of outside subcontractors as needed
Conduct daily team meetings, direct daily assignments, conduct safety briefings, and provide performance feedback to ensure safe and efficient team operations
Know and enforce safety procedures and uphold all workplace safety standards, especially in high-risk equipment areas
Equipment & Site Work Management
Oversee the operation, care, and scheduling of heavy equipment including excavators, forestry grinders, loaders, skid steers, back hoe's, dump trucks and other machinery
Ensure proper training, inspection, and usage of all equipment by assigned operators
Plan and execute excavation, grading, and development work aligned with seasonal and departmental priorities
Collaborate and work with the Fleet manager to develop appropriate PM programs, maintain detailed records of equipment usage, repairs, and maintenance schedule
Project Management & Procurement
Collaborate with the President and the Directors of Tour and Activity Operations, Constriction and Facilities and Agriculture and Land Stewardship to accomplish the goals of the company
Develop and track multiple projects, including timelines, budgets, and material needs to meet deliverables
Source and procure plants, hardscape materials, equipment rentals, and supplies
Landscape Maintenance & Sustainability
Direct and support ongoing maintenance of landscaped areas including mowing, pruning, irrigation, weed control, and pest management
Identify and implement sustainable land care practices, including native species restoration and minimal-impact design
Stay current with industry trends, plant selection strategies, and environmental standards in Hawaii
MINIMUM QUALIFICATIONS
5+ years of professional experience in land development, landscape installation and/or maintenance, or related field experience
Proven leadership experience managing teams of landscapers and heavy equipment operators
Proficient in heavy equipment operation, land grading and rock work
Strong landscape design skills, including familiarity with design software and native Hawaiian plant usage
Experience managing project budgets, timelines, and multi-team coordination
Knowledge of environmental regulations and sustainable land-use practices in Hawaii preferred
Valid driver's license with clean driving record
Proficient in Microsoft Office Suite (Word, Excel, Outlook, Teams, OneDrive)
WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
This is a hands-on leadership role that requires the ability to walk property grounds, visit active construction sites, and engage in field inspections in various environmental conditions.
Must be able to occasionally lift and carry up to 50 lbs and navigate uneven terrain.
