Overview:
We are seeking a dedicated, experienced and energetic Superintendent to oversee residential construction projects from inception to completion. The Superintendent will primarily oversee single family residences and one to four projects at a time. The ideal candidate will ensure that all work is completed on time, within budget, and in accordance with safety regulations and quality standards. This role requires strong leadership skills, an understanding of construction processes, and the ability to effectively communicate with various stakeholders.
Primary Duties and Responsibilities:
1) Independently responsible for daily jobsite (field) supervision of all construction activities primarily for residential projects. Is directly responsible for timely coordination and execution of the same.
2) Primary liaison between the construction jobsite (field) and the office. Keeps the Project Manager timely informed of all critical field issues and potential problems.
3) Reviews and develops a commanding understanding of all contract documents and uses this information to effectively manage the project.
4) Responsible for timely and effective project start up including but not limited to all temporary facilities (power, water, security fencing, privy's, project signage, etc.).
5) Creates, impements and oversees project schedule in coordination with the Project Manager.
6) Identifies field problems early and procures expedient resolutions through effective use of team members and available resources.
7) Schedules, coordinates, monitors and timely secures all required field inspections by governing authorities. Maintains permit cards, if applicable.
8) Prepares detailed daily reports with photos.
9) Prepares materials list and scheduling of material deliveries to keep project progressing and on schedule.
10) Ensures project is being completed consistent with approved drawings.
11) Maintains all required business related records in the field including Permit Cards, Inspection Documentation, Safety Inspections, Purchase Orders, Daily Reports, Schedules, As-Built Drawings, Memorandums, etc. Is organizationally responsible for appropriate filing/record keeping of the same.
12) Reviews and develops a commanding understanding of companys standard subcontract language and required company controls. Effectively utilizes this information as a tool to manage subcontractors.
13) Able to creatively and effectively resolve subcontractor disputes and field problems to avoid delays or unbudgeted expense.
14) Assists the Project Manager in controlling the project budget. Demonstrates good fiscal judgment with expenditures and responsibly manages rentals.
15) Maintains clean and organized jobsites. Able to effectively control subcontractor cleanup.
16) Proactively implements and adheres to all Company safety standards, policies and procedures including the companys Injury and Illness Prevention Plan (IIPP).
17) Creates and completes "self punch list" before Owner/Consultant punch lists are generated. If needed, complete Owner and City punch lists timely and prior to project completion and demobilization from jobsite.
18) Participates with tasks in field, if necessary. This is not required, but would be beneficial to be able to participate .
Experience
1) High School Education required.
2) OSHA 30 preferred.
3) Must have a working knowledge of Microsoft Office. (MS Project Highly Preferred)
4) Hands on new build and re-model residential construction experience required.
5) Ability to read and interpret construction drawings.
6) Familiarity with various types of construction materials and methods.
Working Conditions:
1) This position is located both on construction sites (in the field) and also in the office. Actual site locations vary from project to project and frequently changes.
2) This position is generally assigned to a Monday through Friday workweek with the ability to work weekends as required.
3) Physical job conditions are varied and typically require a lot of walking (often on uneven surfaces), some climbing and occasional light lifting though physical work is not a major component of this job.
4) Travel outside the immediate Bay Area is generally not required.
5) Must adhere to all applicable Company Policy and Procedures.
6) Must adhere to Company Injury & Illness Prevention Plan.
Job Type: Full-time
Pay: $70,000.00 - $110,000.00 per year
